PROJECT: Sian variances for Activate Games
EXECUTIVE
SUMMARY: Activate Games is requesting approval of sign variances to Sign Ordinance No.
7044 as amended, to allow for two attached wall signs at their business located
at 2717 E. Southlake Blvd., Suite 180, in Cornerstone Plaza.
DETAILS: The applicant is requesting sign variances to relocate an existing wall sign from
the north elevation to the west elevation, and to install a new sign on the north
elevation. However, the proposed placement on the north elevation would require
removal of the existing State of Texas medallion.
Two design options have been submitted:
• Option 1 (North Elevation): Requires a variance because the proposed sign
exceeds 75% of the signable facade.
• Option 2 (North Elevation): Does not require a variance, as it complies fully
with Sign Ordinance No. 704-J.
• West Elevation: Also requires a variance due to the proposed letter height
exceeding the maximum allowed under Sign Ordinance No. 704-J.
At the August 07, 2025, Sign Board meeting, the Sign Board recommended
approval (7-0) of option 1 in regard to the north elevation.

BACKGROUND INFORMATION

LEGAL DESCRIPTION: Lot 1, Block A, Shafer Plaza XXV Addition
CURRENT ZONING: "S-P-2" Generalized Site Plan District
HISTORY: August 07, 2007; City Council approved a sign variance for Cornerstone
Plaza granting variance for a monument sign noting indicted the color of the
metal roof will be a dark bronze; the lettering will be black and of the same
font and size and made of cut, routed letters; the leasing sign for show
pavilion will be take down; requiting the separate leasing sign to come down
the earlier of the two , December or upon completion of this proposed sign;
stating that it is understood by the applicant that this approval is in lieu of the
current signs that they have existing; and stating that council is choosing the
Alternate location. (SP07-182)
August 07, 2007; City Council approved a sign variance for Cristina's Fine
Mexican Restaurant to grant the 30-inch letter to the letter "C' using option
#1 but eliminating the "fine Mexican Restaurant" lettering shown underneath
Cristina's. (SP07-231)
December 4, 2007; City Council approved a sign variance for Cristina's Fine
Mexican Restaurant, allowing two additional awning signs —one on the north
elevation and one on the west elevation —thereby increasing the total
number of permitted wall signs from two to four. (SP07-320)
May 19, 2009; City Council approved a sign variance for Garage Outfitters
of Southlake to allow the banner to be displayed until July 17, 2009, and
allowing a maximum letter height of 20.5 inches for the permanent sign on
the back of the building. (SV09-009)
May 21, 2024; City Council approved on consent a sign variance for a
monument sign for Cornerstone Plaza granting the variance for an 8' setback
from the north property line when a 12' setback is required. (SV24-0003)
SIGN BOARD: August 07, 2025; Approved (7-0) Subject to staff report dated August 01,
2025, noting recommendation of approval of option 1 in regard to the north
elevation.
CITY COUNCIL: City Council consideration of this item is scheduled to be held on August 19,
2025.

STAFF COMMENTS: City Council approval of this request does not waive the requirement to
obtain a sign permit prior to installation. All signage must be reviewed and
approved through the City's permitting process before any installation takes
place.
Additionally, illuminated signs are subject to specific restrictions. Such signs
may not be erected or displayed within one hundred fifty (150) feet of any
single-family residentially zoned property unless the lighting is fully shielded
from view and the level of indirect light complies with the standards
established in Lighting Ordinance No. 693-B, as amended.
