EXECUTIVE
SUMMARY: George Johnson of Lee Air Properties, LLC is requesting approval of a Specific
Use Permit for an accessory building, on property described as Lot 1 B10D,
Harrison Decker Survey; A 438, and located at 1947 E Continental Blvd. Current
Zoning: "I-1" Light Industrial District. SPIN Neighborhood #8.
DETAILS: George Johnson of Lee Air Properties, LLC is requesting approval of a Specific
Use Permit for a storage building at 1947 E Continental Blvd. The storage building
is already on the property; the applicant is seeking approval to keep it.
The portable building, as shown on the site plan, is 6 feet away from the rear
property line. Per section 45.15.a of the Zoning Ordinance, the required setback is
10 feet. The applicant expressed a willingness to move the building to meet this
standard.

TRANSPORTATION
ASSESSMENT: This request is not likely to have a sizable effect on traffic on or around the
property.
HISTORY: -The property was annexed into the city in 1987.
-A permit for a new commercial building was issued in December 1997.
-A new residential building permit for a mobile home was issued in
September 2001.
-February 16, 2011; A Specific Use Permit for telecommunications antenna
on an existing tower was requested but case was closed due to inactivity
(ZA09-065).
SOUTHLAKE
COMPREHENSIVE PLAN: Future Land Use Plan
The site is designated "Mixed Use".
Purpose and Definition: To provide an option for large-scale, master -
planned, mixed use developments that combine land uses such as office
facilities, shopping, dining, parks, and residential uses. The range of
activities permitted, the diverse natural features, and the varying proximity
to thoroughfares of areas in the Mixed Use category necessitates
comprehensively planned and coordinated development. New
development must be compatible with and not intrusive to existing
development. Further, special attention should be placed on the design
and transition between different uses. Typically, the Mixed Use designation
is intended for medium- to higher -intensity office buildings, hotels,
commercial activities, retail centers, and residential uses. Nuisance -free,
wholly enclosed light manufacturing and assembly uses that have no
outdoor storage are permitted if designed to be compatible with adjacent
uses. Other suitable activities are those permitted in the Public Parks/Open
Space, Public/Semi-Public, Low Density Residential, Medium Density
Residential, Retail Commercial, and Office Commercial categories.
CITIZEN INPUT: No SPIN or Corridor Planning Committee meetings were held for this
request.

1. Place the City case number "ZA25-0038" in the lower right corner of submitted materials for
ease of reference,
2. A specific use permit shall automatically expire if a building permit is not issued and
construction begun within six (6) months of the granting of the specific use permit or if the use
shall cease for a period of six (6) months.
3. Provide a short narrative describing the project, its intent, what is stored in the container, and
who would be responsible for maintenance. Additionally, please describe in detail any other
changes that will happen on the site.
4. Please provide dimensions of the container that show its height. The maximum permitted
height is 14 feet.
5. Ensure that setback regulations are being followed in accordance with section 45.15.a of the
Zoning Ordinance. Accessory buildings shall be no closer than ten feet to a property line
located in the rear yard.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE PERMIT
AND SITE PLAN FOR AN ACCESSORY STRUCTURE
(PORTABLE STORAGE BUILDING) ON PROPERTY DESCRIBED
AS TRACT 1 B10D, HARRISON DECKER SURVEY, ABSTRACT
NO. 438, CITY OF SOUTHLAKE, TARRANT COUNTY, TEXAS;
AND LOCATED AT 1947 E CONTINENTAL BOULEVARD,
SOUTHLAKE, TEXAS, MORE FULLY AND COMPLETELY
DESCRIBED IN EXHIBIT "A", AND AS DEPICTED ON THE
APPROVED PLAN ATTACHED HERETO AND INCORPORATED
HEREIN AS EXHIBIT "B" AND PROVIDING AN EFFECTIVE
DATE.
WHEREAS, a Specific Use Permit for a portable storage building and associated site
improvements has been requested by a person or corporation having a proprietary interest in the
property zoned as 1-1" Light Industrial District; and,
WHEREAS, in accordance with the requirements of Sections 45.15 (a) and 45.15 (f) of the
City's Comprehensive Zoning Ordinance, the Planning and Zoning Commission and the City
Council have given the requisite notices by publication and otherwise, and have afforded the
persons interested and situated in the affected area and in the vicinity thereof; and,
WHEREAS, the City Council does hereby find and determine that the granting of such
Specific Use Permit and Site Plan is in the best interest of the public health, safety, morals and
general welfare of the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit and Site Plan for the hereby granted to allow an accessory structure
(portable storage building) and other site improvements on property within the City of
Southlake, Texas, located at 1947 E Continental Boulevard, location being described as

Tract 1 B10D, Harrison Decker Survey; Abstract No. 438, an addition to the City of Southlake,
Tarrant County, Texas, more fully and completely described in Exhibit "A", and as depicted
on the approved plan attached hereto and incorporated herein as Exhibit "B" and providing an
effective date, subject to the provisions contained in the comprehensive zoning ordinance
and the restrictions set forth herein. The following specific requirements and special
conditions shall be applicable to the granting of this Specific Use Permit:

This resolution shall become effective on the date of approval by the City Council.
