Aslam Kahn is requesting approval of a Plat Revision for Falcon Way, being a
replat of Lots 2 and 3, The Enclave and Lot 2, Block 1, William H. Martin No. 1068
Addition, City of Southlake, Tarrant County, Texas and located at 2255 Randol Mill
Ave. and 1602 and 1604 Enclave Ct. Current Zoning: "SF-1A" Single Family
Residential District. SPIN Neighborhood #5.
The purpose of this request is to seek approval of a Plat Revision to combine three
lots into one, totaling 3.33 acres, and abandon easements along the previous
interior common lot lines.

HISTORY:
-On August 20, 1996, City Council approved a zoning change from "AG"
Agricultural District to "SF-1 A" Single Family Residential District, for Tracts
4 and 4A, William H. Martin Survey, Abstract No. 1068, and Tract 2A8 in
the C. Dart Survey, Abstract No. 2003. A Plat Showing for Lots 2 & 3 ,
Block 1 William H Martin NO 1068 Addition was approved on Luly 16,
1996.
-On June 7, 2005, City Council approved a zoning change from "AG"
Agricultural District to "SF-1X Single Family Residential District, for a
portion of the The Enclave.
- On June 7, 2005, City Council approved a preliminary plat for The
Enclave.
- On July 19, 2005, City Council approved a plat revision for The Enclave
to create 13 residential lots on approximately 15 acres.
SOUTHLAKE
COMPREHENSIVE PLAN: Consolidated Future Land Use Plan
The future land use designation for the site is "Low Density Residential".
Low Density Residential Purpose and Definition: The purpose of the
Low Density Residential land use category is to provide for and to
protect low intensity detached single-family residential development that
promotes the openness and rural character of Southlake. The Low
Density Residential category is for detached single-family residential
development at a net density of one or fewer dwelling units per acre.
Net density is the number of dwelling units per net acre, which excludes
acreage in all rights -of -way, easement, and lots designated for public or
private streets. Other suitable activities are those permitted in the Public
Parks / Open Space and Public / Semi -Public categories. The Low

Density Residential category encourages the openness and rural
character of the City of Southlake.
Mobility Master Plan
Enclave Court and Randol Mill Avenue are local streets the Master
Thoroughfare Plan.
Sidewalks are not required within The Enclave neighborhood. The City has
a planned sidewalk project along the adjacent portion of Randol Mill Ave.
TREE CONSERVATION: Tree conservation is not proposed to be altered at this time.
UTILITIES: The site is served by an existing 8" water line.
This site is served by an 8" sewer main.

ROW), north and most western boundary of Lot 3.
10. Show the boundary and dimension the 7.5' LIE to remain along the south portion of the west
boundary of former Lot 3.

All plats filed must have an original signed and stamped Tax Certificate submitted with it from
each taxing unit with jurisdiction of the real property, indicating that no delinquent taxes are owed
and that taxes for the current year have been paid. After September 1 st, a certificate showing that
the taxes for that year are paid, but that the taxes for the upcoming year have yet to be calculated
is required. (House Bills 1563 & 3101). A copy of this information may be obtained from the
Tarrant County Tax Assessor/Collector's Office located at 100 E. Weatherford St. in Ft. Worth
