Please demonstrate that the following conditions are applicable to the requested sign variance:
1.That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
2.That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
3.That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
4.That the variance will be in harmony with the spirit and purpose of the sign ordinance.

NARRATIVE
Variance Justification for Hooky – 1450 Plaza Pl, Southlake, TX 76092
This document outlines the justification for a signage variance request at Hooky, located at 1450
Plaza Place in Southlake, Texas. The request addresses the following deviations from the current
signage code:
1.Number of Signs on the North Elevation – The proposed number of signs exceeds the
permitted amount by 2.
2.Sign Height – One or more signs exceed the maximum height limit of 61". This includes
signs A1, A2, A3.
3.Façade Width Coverage – Some signs exceed 75% of the width of the façade. This
includes sign type B2.
4.Signage Area per Elevation – Certain elevations include signage that surpasses the
allowed area. This includes North, South and East elevations for signs A1, A2, and A3.
Reducing the size or number of signs to meet the existing code would diminish the visual presence
established by the previous theater tenant, whose sign package was granted a variance. Our goal is
to maintain that level of impact while aligning with the Town Center’s character.
The proposed signage is comparable in placement and scale to the previously approved package
and is consistent with the Town Square Master Sign Plan, which encourages distinctive branding.
The intent is to support the unique identity of the Town Center while ensuring a cohesive, attractive
aesthetic in collaboration with the landlord.
The current proposal includes five signs. While the total square footage exceeds standard code
limits, it remains below the footage approved in the prior variance. The signs have been
thoughtfully scaled and positioned to complement the building’s proportions, enhance visibility,
and promote Hooky’s role in the community.
