Martin No. 1068 Addition, City of Southlake, Tarrant County, Texas and located at 2255 Randol Mill Ave. and 1602 and 1604 Enclave Ct. •Current Zoning: “SF-1A” Single Family Residential District •The purpose of this request is to seek approval to combine three single-family residential lots into a single lot with a total area of approximately 3.34 acres. Dear Property Owner, Your property has been identified as being within the prescribed 200-foot notification area of the above referenced property for the proposed Plat Revision. Because your property meets the above criterion, state and local laws may grant you special privileges when the city considers such requests. If the property to be replatted was limited by an interim or permanent zoning classification to residential use for not more than two units per lot during the preceding five years or was limited by deed restrictions to residential use for no more than two units per lot then the following shall apply: Texas Local Government Code Section 212.015, Additional Requirements for Certain Replats, Subsection (c) If the proposed replat requires a variance and is protested in accordance with this subsection, the proposed replat must receive, in order to be approved, the affirmative vote of at least three-fourths of the members present of the municipal planning commission or governing body, or both. For a legal protest, written instruments signed by the owners of at least 20 percent of the area of the lots or land immediately adjoining the area covered by the proposed replat and extending 200 feet from that area, but within the original subdivision, must be filed within the municipal planning commission or governing body, or both, prior to the close of the public hearing.
