Item 10 - Narrative and VarianceNarrative for Site Plan Submittal for Versacor Pest Control Addition, 485 Cherry Ln, Southlake, TX 76092 Zoning Case No. ZA25-0033 Scope of Improvements: The project consists of the addition of 7801 square feet of general office space to the existing 6911 sf general office building that was submitted and approved in 2015. The addition and the existing building are one story each and the maximum height at the apex of the addition roof is 24.5 feet. Additional parking spaces are proposed to serve the increase occupant load of the addition. The parking spaces will be added off of the existing perimeter drive and fire lane. Variance Request: A variance to reduce the driveway throat requirement from 75 feet to the existing driveway throat of 20.5 feet is requested for the following reasons: 1. The design of the ingress and egress to the parking area allows for 108 feet of stacking in the right-hand lane without blocking parked cars. 2. A variance was granted in 2015, reducing the required driveway stacking requirement from 28 feet to 20 feet. 3. Table Two in Driveway Ordinance 634 increases the driveway stacking from 28 feet to 75 feet when the parking in the lot per driveway exceeds 49 spaces. The increased driveway depth of 75 feet accommodates up to 199 spaces. The 66 spaces provided in the fully developed lot is much nearer to the 49 spaces than the 199 spaces allowed. Extrapolating the distance per car that the table allows is 47 additional ft/150 additional cars or .3133 feet per car. 66 spaces - 49 spaces = 17 spaces. 17 x .3133 = 5.261 feet. or 6 feet. We feel we are only asking for an additional 6 feet of relief in addition to the 8 feet of relief granted in 2015.
