is hereby acknowledged, do grant, bargain, and convey unto said City of Southlake, its
successors and assigns, the use and passage in, over, across, below, and along the
following parcel or tract ofland situated in Tarrant County, Texas, in accordance with the
plat hereto attached:

TO HAVE AND TO HOLD The above described premises, together with, all and
singular, the rights and appurtenances thereto in anywise belongs, unto the said City of
Southlake, its successors and assigns, forever. And I do hereby bind myself, my heirs,
successors and assigns, to warrant and forever defend, all and singular, the said premises
unto the said City of Southlake, its successors and assigns, against every person
whomsoever lawfully claiming or to claim the same or any part thereof
It is intended by these presents to convey a right-of-way to said City of Southlake to
maintain and construct the above described improvements, with the usual rights of
ingress and egress in the necessary use of such right-of-way, in and along said premises.

BEING a tract of land out of the Thomas Hood Survey, Abstract No. 806,
Tarrant County, Texas, and more paticularly a portion of 4.0 Acre tract of
conveyed to Howard Owen Pangburn and Wife, Patricia J. Pangburn by Deed
of record in Volume 6772, Page 1928, Deed Records, Tarrant County, Texas,
and being more particularly described by metes and bounds as follows:
Commencing at an iron rod, said point being at the intersection of the
West line of County Road No. 3016, (White Chapel Road) and the North
line of County Road No. 3024. (Highland Drive), Said point also being
the Southeast Corner of Passmore 1.0 Acre Tract as Recorded by Deed
of Record in Volume 9570, Page 2350 Deed Records, Tarrant County,
Texas,
Thence; S 89'50'52" W along the North line of said Highland Drive a
distance of 148.99 feet to a iron rod, for the Point of
Beginning;
Thence: S 89'52'31" 'II along the North line of said Highland Drive a
distance of 161.41 feet to a Point;
Thence: N 00'03'16" E a distance of 6.37 feet to a Point. said Point
being in a curve to the left with a radius of 325.00 feet and
long chord that bears N 79'47'13" E a distance of 148.97 feet;
Thence: in a Northeasterly direction along said curve ta the left. an arc
length of 143.81 feet to a point, said being the beginning of
curve to the right with a radius of 375.00 feet and a long
chord that bears N 66'27'42" E a distance of 24.46 feet;
Thence: in a Northeasterly direction along said curve to the right. an arc
length of 24.46 feet ta a point, said being in the East line of
said Pangburn 4.0 Acre tract and the West line of said Passmore
