Kirkwood Blvd, Southlake, Texas Case Number ZA25-0026 City Staff Comments 1. After further review of the previously approved Tree Conservation Plan, it appears that the preservation calculation was obtained by dividing the 41 trees to be preserved by the 254 total trees on site. 41 /254 = .16 or 16%. Article VI of the Tree Preservation Ordinance, and verified by Keith Martin, Landscape Administrator at the City, tree coverage is calculated by individual tree canopy. This is based on calliper and canopy size. The old plan was not calculated correctly. We did a quick calculation of the 41 trees from the old plan, using the correct calculation method and came up with a 5.3% preservation, not 16%. Alternate 1 Tree Preservation is 6% (more than the previously approved plan of 5.3%). One option shows the total proposed retail buildings but addresses on -site parking requirements as close as possible. We also include an option to reduce the total square footage of retail to obtain the required parking requirements. 2. Discrepancy in lot area has been corrected on the site data summary on sheet CP-1. 3. Number of Seats for the restaurant and event space was added to the site data summary on sheet CP-1. 4. Ownership is prepared to further discuss off -site parking if necessary.
