Item 6A - Narrative and Exhibits PROPOSAL SUMMARY INFORMATION DATE: 5/5/2025 PROPERTY OWNER: Excel Southlake I, LP REQUEST: Electric Vehicle Charging Facility Permit LOCATION: Shopcore Park Village 1035 East Southlake Boulevard, Southlake TX 76092 ZONING: SP1- Commercial PROPOSAL DESCRIPTION Electrify America is establishing a comprehensive, technologically advanced, and customer-friendly charging network to drive Electric Vehicle (EV) adoption by reducing charging anxiety. Electrify America is establishing a network that includes non-proprietary electric vehicle charger stations (EVCS) at sites across the country. Electrify America’s goal is to promote greater Zero-Emission Vehicle (ZEV) adoption by offering an ultrafast and convenient charging network. This will fuel today’s EVs, as well as the rapid growth in EV models expected from car companies between now and the late 2020s. Electrify America chargers are available to customers 24 hours a day, 7 days a week. The chargers do not require any attendants or employees and access to the charging stations is via existing roads. Electrify America has a 24-hour help line for troubleshooting and support. The charging station sites will have quarterly maintenance checks by Electrify America. For this project, Electrify America is looking to install this EVCS site on the southeast side of the existing parking lot. The proposed technology will not impact the footprint, parking, lighting, or landscaping of the site. The installation will not impact vehicle or pedestrian access, handicapped parking or truck loading and unloading facilities. The project will provide (4) BTC 350Kw Gen IV Dispensers and (2) BTC 360kW Power Units on a new conduit platform. This will also require a utility owned 480/277V Transformer with a utility meter and a 1200A 277/480V switchboard. This project will require a retaining wall, with a max height of 4 ft, in the southeast corner of the proposed site. This is required due to the excessive slope in the area where the proposed transformer, power units, and switchboard are to be placed. There are (5) trees and (10) bushes that will be removed to make room for the new equipment and retaining wall. Please reference sheet C-2 for details on which trees/bushes are to be removed. The trees are to be replaced with (3) River Birch trees and (2) Red Maple Trees. The bushes are to be replaced with 11 Wintergreen Boxwood Shrubs. Please reference sheet LS-1 for landscaping details.
