• Plat Revision for Linmar Estates, on property described as Tract 3D01, Rees D.
Price Survey Abstract No. 1207 and Lot 3, Joel W. Chivers No. 350 Addition, an
addition to the City of Southlake, Tarrant County, Texas and located at 2665 and 2735
N. White Chapel Blvd.
• Current Zoning: “R-PUD” Residential Planned Unit Development
• The purpose of this request is to seek approval for a Plat Revision for 10 single-
family lots on approximately 10.85 acres, which is consistent with the approved
Preliminary Plat and R-PUD Zoning and Development Plan. A Plat Revision is
required because a portion of this property is already platted.
Dear Property Owner,
Your property has been identified as being within the prescribed 200-foot notification area of the
above referenced property for the proposed Plat Revision. Because your property meets the above
criterion, state and local laws may grant you special privileges when the city considers such requests.
If the property to be replatted was limited by an interim or permanent zoning classification to
residential use for not more than two units per lot during the preceding five years or was limited by
deed restrictions to residential use for no more than two units per lot then the following shall apply:
Texas Local Government Code
Section 212.015, Additional Requirements for Certain Replats, Subsection (c)
If the proposed replat requires a variance and is protested in accordance with this subsection, the
proposed replat must receive, in order to be approved, the affirmative vote of at least three-fourths of
the members present of the municipal planning commission or governing body, or both. For a legal
protest, written instruments signed by the owners of at least 20 percent of the area of the lots or land
immediately adjoining the area covered by the proposed replat and extending 200 feet from that area,
but within the original subdivision, must be filed within the municipal planning commission or
governing body, or both, prior to the close of the public hearing.

encouraged to follow the requested action through final approval because changes are often made
during the review process.
