Comments / Explanation Maintaining the core area around Lake Grapevine and the quiet
area by the Bob Jones Nature Center is why I bought my house
here. Over the past 10 years I've watched Southlake give in to
developers who have been clustering smaller lots with larger
homes and the character of Southlake has changed for the
worse. I bought here because the standard was 1-acre lots and
more of a country in the city feel. All the new developments I
see have made Southlake just like all the other cookie cutter
communities in the DFW area and it has lost its charm. Even
the Nature Center has changed with their summer boom boom
parties that have taken our quiet neighborhood with nature and
turned it into just another suburb. I vote to keep the core area
near the lake like it was intended and that is why I am opposed
to another cluster neighborhood off East Bob Jones Road with
more walls and gates and less nature.

Comments / Explanation I oppose the zoning change for the following reasons:
1. Increased density in the Bob Jones area. This is the last
corner of the city with a rural environment. The city's nature
center is located in the center of this area and it should have a
buffer. This area should keep its rural atmosphere as promised
by city leaders.
2. More strain on limited infrastructure in the area. More
rooftops mean more strain on already overburdened services
like water, gas, and internet service.
3. My lack of confidence there will be any improvement in
infrastructure even with the additional tax base. The Bob Jones
Road is already dangerous. It already serves city events at the
Nature Center. There are no sidewalks, so pedestrians must
walk in the roadway. There are limited traffic patrols so many
motorists ignore speed limits and drive recklessly. I've seen a
lot of growth here over the 25 years of living here, but no
change in infrastructure. I don't believe the additional tax
money will be reinvested in our area.

Comments / Explanation SOME Reasons: moved here in 1997 & the rural look & feel of
the area (as well as preservation of Historical nature), was like
no other areas we had looked at.
With each addition of a new "Neighborhood" we gain increased
activity of displaced wildlife (dogs have been hospitalized &
killed by venomous snakes!). some other wildlife coming closer
to our homes are coyotes, foxes, feral, hogs, skunks, deer,
turkey, venomous, as well as non -venomous snakes!
With each bridge repair and the recent building further south on
White Chapel, we suffer too much traffic in addition to our own
traffic, which makes it twice as slow to get even up to 114, and
has in the past cause traffic to be "angry".
Water pressure is low at times, our yard in the back is eroding,
causing an increased slant towards the west, and when people
get home from work as well as during the summer, the use of
the Internet is markedly slower. Also, it has become a common
occurrence to lose electricity several times a year, either during
a storm or sometimes only from high winds this can last for
hours or sometimes days, causing us to throw out refrigerated
food and clean out our refrigerators on a regular basis..
Any more homes on that side of East Bob Jones will become a
bit of an eyesore which goes against what we were told before
moving here (that the rural feel would ALWAYS be preserved
as no one would build on Army Corps of Engineers Property...

before seeing our first poisonous snake in our yard, and now

we see several between March and September, along with
coyotes and feral, hogs and skunks, and numerous deer which
seek our taller lot for refuge from the predators!
As it stands, as long as construction is not happening on
Whitechapel, as we suffered until recently, we do not hear
much traffic at all, and this is a very quiet area in which to live.
We enjoy the history of the area and would hate to see the Bob
Jones family area become noisy, cluttered and big city like as
big city like things are beginning to happen around our
neighborhoods. This area already is nothing like the rural
feeling area in which we move to, and we would very much like
to see it not become even more cluttered and noisy!
We lived here before Bob Jones Park was built, and we were
home when the fire happened there. It was a frightening
thought that if the fire had continued to grow, we would have no
way out of our neighborhood. Helicopters brought water
continuously from like Grapevine to dump on the fire and the
police stood by on the corner of West Bob Jones And White
Chapel in order to hopefully have time to let us know when we
should evacuate our homes. That was so long ago. I can't even
remember how many homes were actually here beside the
ones that had been built in Indian Creek Estates. She a large
fire happen now, it would be very very difficult as it stands to
evacuate each house with no way out to the north or to the
east, very little chance to evacuate to the west, and that would
be a very large amount of people to evacuate everyone only via
Whitechapel towards the south!!! I would very much like to see
this project discontinued as well as any further large building
projects. I am against any further attempts to make our small
area look like the big city sound like the big city and would not
like to see anyone hurt with the displacement of the wildlife
here or by excess traffic and the other problems that I've been
mentioned! Thank you for listening!

There are several reasons why this development should not receive a green light. However, the
one reason that I believe is most important is the need to protect the ability of being able to
step from a bustling urban area into an area of tranquility hosting several parks which serve
people with many different hobbies and needs. As many of you know, the north part of
Southlake has always been considered the "countryside" or "rural" area. This is evident by the
way Southlake's land use plan has evolved to create an atmosphere where parks, nature and
larger than normal lots have flourished. The roads surrounding the proposed development do
not have sidewalks or a formal drainage system. Dozens of people, including CISD's track team,
use this area to run, walk, bike and even ride horses. This unique oasis is priceless and needs to
be protected from becoming just another urban area. With increased housing, especially on
East Bob Jones Rd, many of the activities people enjoy will no longer be pleasant and safe. Who
wants to dodge constant cars when walking a dog, pushing a stroller or riding a horse. The trails
leading onto the corps property are a very popular place beaconing residents from all over to
enjoy them. Increasing the housing would decrease the enjoyment for all those who spend time
in Southlake's "natural habitat".
Of course, there are other arguments to be made as to why this development is not a good fit
for the area. Such as, the wear and tear on the existing infrastructure, the increased chance of
flooding damage and simply put, the desire of most, if not 100% of the surrounding residents,
many of which have lived in this area for decades, to not impact the natural beauty due to
overdevelopment. I was around and active in Southlake's SPIN program 30 years ago and know
that the vision for this area was not to put a house on every parcel of land but to create a
special place that all citizens could enjoy. Thank you!

My wife and I are writing to object to any zoning changes to 500East Bob Jones other than to build
one additional home on the ten acre lot, which has one home recently built on it already.
We do not want to repeat in detail what was discussed in the SPIN session last week. Please just
include our two votes as asking Southlake to stop altogether any raising the population density of
the North Sector of Southlake. We had to do this last year, and now we have to do it again.
The North Sector of Southlake should remain rural as it has been zoned for many years.

Zoe; If you would rather I be talking to one of your involved neighbors, please send me their contact
info. If you have not studied the official Southlake 2035 Land Use Sector Plan, you need to. This is
the guideline, along with Zoning, that dictates how land will be developed. If the consensus of the
neighborhood is to maintain the distinctive Rural character then you should be able to do that with
nothing more than the 2035 plan and existing Zoning RES. Do not agree with the developer that one
house per acre is acceptable. Study the official 2035 plan. It says the city should do all it can to
maintain the existing restricted development. Look at the NORTH area. About 20 pages. And
appendix C. I have printed a copy with highlights. I expect you have your own copies. The existing
zoning says only 2 houses can be built on the 10+ acres. That should be the goal of the surrounding
homeowners. Also get the official definition of zoning RES. It should be a buffer between open areas
like the park and one acre development like Saddle ridge. Like the homes on the North side of Bob
Jones park. 4-8 acre estates. Southlake advertises open rural developments in all their web pages
and handouts. When thousands of visitors use the sporting facilities at the park, they drive through
areas with walled developments on small lots and not see the openness till they reach the Bob
Jones park. Then they see the estate housing advertised on Southlake's web. Once this rural
diversity is gone there is no going back. I have been involved with builder requests for zoning
changes on 4 different developments. In each request the neighbors have prevailed. In a couple of
years the developers will be gone and you, the homeowner will be burdened with a development
more densely populated than the law allows. One home per acre on the proposed development will
reduce your home value by a greater value than RES zoning will do. Don't let the developer change
the zoning. Force the city to enforce the 2035 plan and existing zoning. gfail"

Comments / Explanation Our neighborhood doesn't have the infrastructure to support a
bunch of new homes going in at the same time. We have poor
drainage, poor bar ditches, and roadways that have been
damaged by the White Chapel Bridge construction. Even
before then, East and West Bob Jones suffered from cracks
that have led to falls and broken bones -- and with no
sidewalks, we do run, walk, and ride our bikes on the road.
Additionally, vendors, contractors and visitors to the nature
center speed along our 30-mph, two-lane road, oblivious to the
speed limit signs. We will have more traffic from the new
neighborhood, and who is going to enforce the speed limit and
repair the roads once all the construction is done? (It's not
enforced now, and I see no signs of road repairs.) IF it is ever
done, given the fact that Rainey Court, over a year old now, is
sitting there with four unsold lots and a wall that is ugly and
completely out of character with the current look and feel of this
part of the city? What's the guarantee that the 500 E. Bob
Jones development won't be a sitting eyesore like Rainey
Court?

Comments / Explanation We completely oppose this project. We have lived here over 30
years and it's been a very peaceful area and if you allow this
developer to build six more houses we are so concerned
regarding the noise, traffic, commercial vehicles, destruction of
Bob Jones Road. This was a very rural area and we would love

to keep it that away. This is a very quiet neighborhood. Please
do not let this developer destroy our country living. We were
told that a developer which is on the city council is building
houses at Bob Jones and White Chapel. Also, you are letting a
huge center at 114 and White Chapel built. You need to realize
that all of this new traffic is going to make it really hard for us to
get out of our neighborhood. There's only one way in and one
way out. Please take my comment into consideration. Thank
