A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE PERMIT FOR A
COMMERCIAL SCHOOL/TRAINING FACILITY, ON PROPERTY
DESCRIBED AS LOT 3, BLOCK A, HART INDUSTRIAL PARK AND
LOCATED AT 1602 HART ST SUITE 202, CITY OF SOUTHLAKE,
TARRANT COUNTY, TEXAS. MORE FULLY AND COMPLETELY
DESCRIBED IN EXHIBIT "A", AND AS DEPICTED ON THE
APPROVED PLAN ATTACHED HERETO AND INCORPORATED
HEREIN AS EXHIBIT "B" AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, a Specific Use Permit for a commercial school/training facility has been requested
by a person or corporation having a proprietary interest in the property zoned as "I-1" Light Industrial
District and,
WHEREAS, in accordance with the requirements of Sections 45.1(47) and 45.18 of the City's
Comprehensive Zoning Ordinance, the Planning and Zoning Commission and the City Council have
given the requisite notices by publication and otherwise, and have afforded the persons interested and
situated in the affected area and in the vicinity thereof; and,
WHEREAS, the City Council does hereby find and determine that the granting of such Specific
Use Permit is in the best interest of the public health, safety, morals and general welfare of the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted to allow commercial school, including trade school on property
within the City Of Southlake, Texas, more fully and completely described in Exhibit "A", and as depicted
on the approved plan attached hereto and incorporated herein as Exhibit "B" and providing an effective
date, subject to the provisions contained in the comprehensive zoning ordinance and the restrictions
set forth herein. The following specific requirements and special conditions shall be applicable to the
granting of this Specific Use Permit:
• December 3, 2024; Approved (7-0) subject to the Staff Report dated November 25, 2024 and
Review Summary No. 2, dated November 15, 2024, noting:
• The approval of the Specific Use Permit for a commercial school as presented subject

to term of the primary lease and any extensions exercised by the tenant.
SECTION 2.
This resolution shall become effective on the date of approval by the City Council.

Operational Details:
We have a 12 month lease expiring 8/31/2025 with an option to extend the lease at
expiration. We offer one-to-one instruction and small group classes with a
maximum of 6 students. All sessions are by appointment only. There is only one group
class offered at a time.
Typically, there are 6-8 people including employees in the space during group classes.
During one to one instruction, there are 2-3 people in the space.

The City of Mansfield (the "City") is re-
questing a Statement of Qualifications
(SOQ) from interested and qualified
consulting firms for professional ser-
vices to assist the City in the self -eval-
uation of City facilities, parks, parking
lots, public rights -of -way, services,
programs and activities, as well as to
develop an ADA Transition Plan that
complies with the American Disabili-
ties Act (ADA), and a Comprehensive
Safety Action Plan. By responding
to this request, the offeror agrees to
perform in accordance with the terms
and conditions set forth in this docu-
ment in the event that the response is
selected for contract award.

loaded from Civcastusa.com. Any and
all changes and addenda will be is-
sued through this system.

It is the respondent's responsibility to
ensure that they have secured and
thoroughly reviewed all aspects of the
SOQ documents prior to submitting
statements of qualification. Any revi-
sions or clarifications to be incorpo-
