C- That's concerning because of the ability to complete the project in a timely manner. Q- You know about the development going on Ridgecrest? A- Maykus Homes Q- Will you team up with a developer like that for this project? A- I have spoken to Maykus Homes about this project, but I have not made a deal yet. Q- Approval process to partner with a home builder? A- Yes. Q- Did you consider the properties that are sitting on an acre when you looked at the surrounding neighborhood? Wingate Hill. A- Those are basically 1 1/4 acre lots. C- I would like to see one -acre lots over here, not small half acre lots. A- Okay. C- My concern is lot 9 and lot 10 is where the overflow of water / irrigation path for drainage. I'm worried about the flow of drainage on or to my property. A- There is a storm sewer pipe that goes in that location to pick up storm water. We'll need to take existing pipe out and place storm/sewer system down the street from White Chapel, because we get water from the school, we'll place an enclosed storm/sewer system to pick it up. C: My house is right behind lot 9 and its very close to the boundary line. I would like to see this built at a level where they can't see into my pool/side yard from a 2-3 story house. Prefer to see a one -level home. C: Where the cul-du-sac comes out on the bend, drivers are too fast through there. I'm not sure if anyone has looked at the amount of traffic that will come through there once they fix the bridge. Q: The existing pond — is that Waters of the U.S.? Is it a wetland or an environmental featu re A: No, there is nothing on this property for Waters of the U.S. C: Concerns with multiple home developments, especially Ridgecrest — it's a nine -home development that started Spring 2022 and only 2-3 homes are completed. 4 homes are in some shape of being completed, and 2 homes have not started. It will likely be years before they complete this. We've experienced too much noise, dust, traffic and other disturbances. Construction traffic around the school is worrisome. C: I'm a resident in Wingate Hills, my concern is that once we start approving half -acre lots here, there is a lot of farmland and acreage that could be developed on with smaller lots sizes and 3-story townhomes. We've had beautiful views of pastures, and I don't want to have my property backed up to zero -lot line developments in the future. Please keep it above an acre. A: We did have a plan with no open space in the back with all one -acre homes, but it is not as attractive as this. Council would much rather see a planned -unit residential development than another triple-C ranch with all one acre lots. There are no quarter acre lots in here, most lots are larger than a half -acre. This is compliant with the future land use plan.
