We want to make sure the drainage does not disturb us. What is your plan for drainage? Answer: We met with the Corps of Engineering on this and verified they abandoned the stream/creek. The drainage will be taken underneath the road and dumped into the detention pond. Question: Did you take over the corner lot next to the horse farm? Answer: Yes, that is part of this as well. Question: That is how you got to 11 acres? Answer: Yes, 11.7 acres. Question: How about the entrance off White Chapel? This area is narrow and fairly blind. Answer: Main entry would be proposed off Bob Jones Rd. We will have a traffic study done. Concern: Aesthetics of the fencing in the area. Answer: This plan shows wrought iron with masonry columns. Question: There are people in Southlake who prefer half -acre lots to one -acre lots? Answer: It was presented that way in the Corridor Committee meeting. This is a representation of City Council, Planning and Zoning Commission, and Parks Board. Comment: We are strongly opposed to this development. This decreases the charm of the community. It seems like you are adding a lot of density into this small area. Answer: This is why we are doing a traffic study. Comment: North of SH 114 is different density wise. Question: For fencing, what about the back of the houses? What is your plan? Answer: There will be an HOA within this development that would maintain the fencing and landscaping. For now, wrought iron and masonry columns is the plan, but we will let the Planning and Zoning Commission and City Council have the final say. Question: Have you done other developments around the city? Answer: I have, this is our 51n Question: Have you made deals with the city where you did another development, and they grant you a waiver for future developments? Answer: No. That is not the way it works in my experience. That would never be entertained. Question: What are the estimated price ranges for these luxury homes? Answer: 2.5 — 3 million. Question: Do you own the property? Answer: I have not closed on the property yet because of the zoning change we are asking for. It's under contract. Question: Do you have a diagram that shows your one -acre plan? Answer: Not with us tonight, but we do have one. Comment: Would the full one -acre lots be emptying out onto White Chapel? Answer: Three of the houses would come off Bob Jones and the rest would use White Chapel Comment: We fully support development and the one -acre lot concept in line with the SF-1A zoning. Question: On the 18-lot concept, what is the setback? Answer: From the rear property line along White Chapel — 40ft. From the front of the property — 35ft. Question: Are you handing anything out with this plan and/or the other plan? Answer: We do not have anything to hand out, but we can send you the information. Question: What is the construction timing for this development? Answer: In a perfect world, this development will visit one Planning and Zoning Commission meeting and two City Council meetings. If approved, we would have three months of engineering with permitting, then start moving dirt. Best case scenario would be April/May. If the one -acre lot concept was approved, then it would be a few months shorter than that. Question: Is it difficult to conduct a traffic study when White Chapel is closed? Answer: It is not difficult, because they have all their information around peak moments. Comment: We would like to maintain the low -density nature of this area with one -acre lots. We have a nice rural feel with a lot of wildlife. Question: What is the valuation of the lots? Answer: Sitting between 725 — 800 on a half -acre Question: The rear setback was 40ft? And the front setback was 35ft? Answer: Yes Comment: 35ft seems a little close. The Saddleback residences sit at 100ft. We did this as a developer. Question: What type of builders are you looking for? Half -acre lots, in a down market, will attract quasi -custom home builders. Could you give confidence that these would not be given to a quasi -production home builder? Answer: Never a production sell-off. We would have top quality builders in our town already. Question: Can you speak to the design guidelines? Answer: It would probably equal what Saddleback has — masonry requirements, hard surface roof requirement (no shingle), with tree and landscaping requirements. Similar to Oxford Place. Question: Minimum square footage? Answer: We have not decided yet, it is still preliminary. I would guess 3,500 - 4,000 sq. ft. Question: Drainage wise, what are your plans for the velocity of the drainage coming down into the detention pond? Answer: Our civil engineer has not done a complete study yet, but we would drain to that detention pond and then it would be sent to Lake Grapevine. Question: With a potential gate option, how would you position the stacking depth? Answer: We feel the gate supports a high -end community. We still need to work with the offset of stackable code that the city requires. Since this is preliminary, the gate can disappear if it needs to. Question: What is the street width? Answer: 50ft right-of-way Question: How will you handle sewer and lift stations with this type of density? Answer: I'm not sure what the answer would be. Our engineer said it's doable. Either plan will be fully supported by city sewer, gas, and water. Comment: Personally, I do not think you can develop a half -acre lots here. For safety reasons, the equestrian center next door to this property will bare a burden with the construction, traffic and potential for drainage issues onto their pastures and riding areas. This part of Southlake is green with loads of wildlife crisscrossing the N. White Chapel landscape. We are immersed in nature. The city has failed in their due diligence to provide access to this area, poor infrastructure (BRIDGE being worked on for a 2nd time), thus the city has no business nor authority to add another neighborhood to this part of town. The developer that was trying to sub -divide our property was met with protest and withdrew his proposal to subdivide our property, and that's when we offered to buy it from him. I welcome these developers to come visit my property and observe the activities in the area. This proposed development will change the environment and affect land values. This will forever become a mark on this developer and builder. Out of respect for my community, 1 acre lots should be maintained with setbacks similar to saddleback. Homes should not be viewed when driving on E Bob Jones road approaching N White Chapel. Homes should be completely obscured, and further, fencing should be open to allow for wildlife to roam freely as they presently do today. The greater density that will be introduced and added drainage issues will cause dire issues to the environment, and personal property around the ''pond" which has been noted to be the depository for all the water runoff. It will create huge overflow and flooding issues for the surrounding property owners. This will be the tipping point in forever changing the landscape of this beautiful community.
