FORUM SUMMARY: Property Situation: 2100 Mustang Ct. Development Details: • Property is currently a pipeline facility which we are proposing to develop a business park — approx. 33 acres. • Site Plan — four (4) office/warehouse shell buildings o Building 1 — 134,401 sq. ft. o Building 2 — 189,132 sq. ft. o Building 3 — 102,957 sq. ft. o Building 4 — 120,840 sq. ft. • Site is currently zoned heavy industrial — we are proposing a light industrial use. o Wanting to attract prospective tenants in light industrial work. • We will be landscaping and screening the property along Ira E. Woods to create a buffer. • To the residential lots on the northwest side of the site, we will construct a 15ft retaining wall and 15ft of trees to screen the operations view. • Following the Corridor Committee meeting the previous evening, there was a recommendation to add more trees, so we increased the tree coverage along the northern and northwest side of the property. I'm curious, were these tanks petroleum? Answer: Yes, these tanks hold petroleum ethanol Question: Has there been any soil testing to determine containments in the area? Answer: Yes, we are conducting extensive environmental reports and assessments of the site. These tests and assessments allow us to develop these buildings. Question: I'm trying to place where your facility is going, is it by Ira E. Woods and Hwy 26? Answer: Yes Question: Mustang is the street that dead ends? Between Kimball and Brumlow? Answer: Yes, I believe so. Question: How much traffic does the property currently have vs. what will occur with this new development? Answer: There is one point of entry and exit for this facility off Mustang Ct. As far as enhanced traffic, this pipeline terminal has heavy traffic with gas tanks entering and exiting to fill up to deliver to gas stations. This is a speculative project right now, so no tenants are signed up currently. The layout for this development could bring about a reduction in traffic or the same amount. Question: How many units/suites do you have available to be filled, eventually? Answer: We could have 4 tenants occupying each respective building, or it could be divided to attract multiple tenants from 6-8. 1 don't want to put a maximum number on it.
