Sack Elevation M Questions, Comments and Concerns: Comment/Concern: The City mentioned that a rental center would be placed on this property, and we didn't mind that. I don't mind a car wash being here but only if its all indoors. I don't want to see light or hear noise. Concern: I'm concerned about the noise, the light, and potential traffic this development could bring. Question: Are you under contract to buy the land? Answer: We are in contract. The previous owner did have plans to build a retail center there, but it fell through so he decided to sell the property. Comment: If everything is indoors, I'm good with that. I don't want vacuum cleaners or noise disturbing us. We do not want traffic. Question: Is 101 N. Pearson on the NE corner of Pearson and 1709? Answer: Yes Question: The entrance to your facility will be off Pearson and 1709? Answer: We're purchasing the entire property, so its 2.2 acres. We have access for a curb cutout next to Southlake Utilities. Question: 300 cars per hours and a 10 hour work day that this facility will be operating? Answer: No, we can handle 200 per hour and were not expecting more than 500 cars per day Question: But you can handle 2,000 per day? Answer: We could. Question: Can the traffic handle that? Answer: We still need to do a traffic study that's required by the city Comment: Did you do a traffic study? I can't think of one person in Southlake or Westlake who washes their own car. This car wash would butt up directly to residences - I am concerned about the noise impact. Already, the gas station across the street has caused an increase in noise, and it does not back up directly to a residential street. 2. There already is an express car wash at the gas station at Davis & Southlake blvd., and a full service just past Pearson off of Keller Parkway & Bloomfield. Our overall issues relate to the current infrastructure being inadequate to foster addition traffic for both proposal 1 and 2. The proposed high -end express car wash would bring much more traffic entering & exiting off FM 1709 than the current business. This proposed area does not have adequate safe entrance or exit off 1709. The Person/ 1709 corner light near this proposed area would provide safe access however it has already received a massive amount of traffic from the Key Stone Church. The traffic light pattern at the times the church lets out is completely overwhelmed. The egress and ingress for the Creekside Pet Care off Davis Blvd is already a hazardous situation for clients. Then couple that with Q-Trip's extensive business traffic patterns; the Bear Creek Pkwy/Davis light is over loaded. And now you want to two different additional business (retirement community & commercial) into an already difficult intersection to navigate? We feel Southlake needs to address the infrastructure issues prior to approving these additional business.
