FORUM SUMMARY: Property Situation: 8830 — 8840 Davis Blvd. Development Details: • Mixed Use Development o Optional Medical and Personal Wellness Center— nurses, nurse practitioners, and personal care providers o Lifelong learning center — extensive programming from educational to healthcare o Valet and Concierge Services ■ Book private transportation, reservations, plan parties and events. ■ Turn down service — private dining — room service. • Development Plan 0 5-acre site o Five storefronts o Two restaurants with one full -service restaurant will share two dining rooms o Luxury Salon/Spa — broad range of hair, nail, and other high -end services • Concept Plan 0 148 units of over 55 apartments in a five -story building and ten attached for rent villas to the rear of the parcel o Approx 1,200 GSF/unit 0 5,000 SF resident -only roof deck and BBQ area, firepits, and a bar o Pool and outdoor areas o Wrap style garage with 241 parking spaces and 15 surface parking spaces for total of 256 parking spaces ■ Four-story and three-story Presentation: N/A Questions and Concerns: Online Question Form — "The egress and ingress for the Creekside Pet Care off Davis Blvd. is already a hazardous situation for clients. Then couple that with QuikTrip's extensive business traffic patterns; the Bear Creek Parkway/Davis light is overloaded. And now you want two different additional business (retirement community & commercial) into an already difficult intersection to navigate?" Online Question Form — "While I understand the potential need for senior facilities, I absolutely oppose any being developed as rental apartments in Southlake. If they are owned by the resident as has been the case previously, then they should stand on their own merits." Q: How many entrances will there be off Davis Blvd.? A: There will be a right -in and right -out. No cross -access to turn left. Residents would need to go to the next light to make a left turn. C: So, they will go to Continental to turn left? A: Yes Q: No left -turn access to the community from southbound Davis Blvd.? A: No Q: There will be both buildings and villas? A: 10 villas in the rear — attached and available for rent ($5,000 pr $6,000 rent) Q: Is the north edge of the property adjacent to the rock quarry? A: I'm unsure if it's adjacent, but it is close C: Flooding and traffic impacts are major along Bear Creek area. Very concerned about traffic and access to the site. A: I understand Davis Blvd. is a heavily trafficked road. This road can handle much heavier traffic if necessary. Davis Blvd. will continue to grow in traffic counts within the next 10-15 years. C: You should touch base with TRA (Trinity River Authority) C: The aesthetics of the development are worrisome. This development will be much higher and taller than our neighborhood. A three -and -four story development is not pretty! Residents in Southlake do not like apartments. A huge parking garage in a neighborhood doesn't makes sense. C: The area you're building on is in a floodplain A: At a development in Richmond, VA we were able to mitigate flooding with stormwater tanks and drains. It is costly, but we can make that happen. C: Multi -story buildings will not work in Southlake. I assume TxDOT will not grant you acceleration and deacceleration lanes into the development. C: Recommendation for the Land Use Plan — area along Bear Creek — major roadway going into complex. Not good. A: Setbacks established by the Army Corps. I will have the engineers look at that because of the 100-year floodplain. C: Substantial flooding in the area.
