FORUM SUMMARY: Property Situation: 1835 Shady Oaks Dr. An applicant is proposing a mixed -use development with one -acre residential lots and single -story retail and office spaces. Development Details: Conceptual Site Plan: 1-acre lots along Shady Oaks and single -story office or retail behind. Intention to keep single family and commercial sites separate developments. All residential sites will face Shady Oaks and will have motor courts to facilitate guest parking. Access to the commercial development will be exclusively along SH 114 Presentation: Shady teaks Mixed Use Development Southlake - Texas Intro For several years, developers around the country have been trying to create a development concept that would satisfy Southlakes vision for the 114 corridor, the adjacent residents, and their bottom line. The issue we discovered is that the vision So uthlake has laid out for this particular parcel will never make monetary sense for a developer to develop, nor will the neighbors be satisfied with the finished product. Our goal is to create a development that Wends the existing low density residential with low density commercial against 114. The feedback from neighbors has been overwhelmingly positive to the she plan on the next slide. RESPACE RESPACE Conceptual Site Plan This is an initial concept that has 1-acre lots along Shady Oaks and single -story office or retail behind. The intention is for both the single family and the commercial to be two completely separate developments. All the residential sites will face Shady Oaks and will have motor courts to facilitate guest parking. Access to the commercial development will be exclusively via the 114 service road. This concept plan also provides a noise buffer between the existing homes and 114 Single Family Concept Our present concept has 8 lots that measure 121' Width by 360' Depth. Anticipated setbacks would be 20' on the sides, and 50' on both the front and rear of the property. These lots will be adequate size to accommodate both a motor court for guest parking as well as a porte cochere for private gated parking for the homeowner. RESPACE RESPACE Retail 1 Office Concept After further research, we found there to be a demand for single story office for professionals that presently live in Southlake that would like to own their own their own office space close to where they live. There is some of this product in Southlake on Southlake Blvd and on Carroll Ave, but nothing that has the accessibility of being on 114. There's also the possibility that we would want to incorporate some neighborhood retail that would benefit the office building owners and the surrounding residential. Thank you! Answer: 8 lots Comment: I feel that would conflict what is available over there now. One entrance with multiple homes would clog the street. No six -story buildings along this corridor. When the bank (first National Bank) came through the process, Mayor Hill mentioned that no other buildings would be taller than the bank that was constructed. Applicant: We have another concept that is not depicted tonight where we can shift the residential and commercial sites. We could do ten 1-acre lots and a smaller commercial concept to remove the driveways from Shady Oaks Dr. Concern: My fear is that you present lovely photos of houses and then it gets switched. Answer: When we propose this development, we can add specific requirements to include size of the lot, setbacks, fencing, motor court sizing, etc. Comment: Drainage on Shady Oaks is problematic. Applicant: We would consider doing a 50ft setback to position the house back. Question: What about the additional 5-acre site to the west? Answer: I was speaking to the landowner, and they are interested in selling the piece. We have not approached them yet, but it could be a good collaboration. Future zoning on the property would be office commercial. Question: How would you address access on Shady Oaks Dr.? Answer: If we had it our way, we would place an access point at the west boundary line of the development and no access on Shady Oaks. This way, we can get more residential in and still have 1-acre lots. We would have the street coming down the middle of the residential side to keep Shady Oaks clear. We would remove some of the commercial use and reallocate it to the residential side. Question: How much access will be off Shady Oaks? Answer: Just one access point. Comment: You had mentioned a noise barrier? I know there is a city code where you need to provide a noise buffer. Answer: Our biggest protector against the noise is the existing trees. We might include a stone or masonry wall along the commercial property. Comment: Please ensure you have a drainage study on this project Question: You mentioned you would remove driveway access from Shady Oaks, so where would the additional lots be placed? Answer: We would need to make the lots wider and shallower. It would look like a square shape lot. Five 1-acre lots on one side of the street and five 1-acre lots on the other side of the street with a cul-du-sac towards the east side of the property. Comment: My mailbox and trash collection are on the street, so I'm concerned with adding more houses that will drive on Shady Oaks. Question: Are you committed to have all commercial traffic access along SH 114? Answer: Yes. Question: If you include the single access point for the homes, would you do it on the west side? Or would you consider the east side? Answer: It would have to be on the west side because we would need to receive an easement on the east side from that property owner and I doubt she would like to dedicate more land to our development. Question: Would you be purchasing more land on the west side? Answer: If the landowner would allow us to purchase that property, it would make sense for the access to be placed on the west side of the development. The cul-du-sac will have to be placed on the east side. Question: Will you build the houses first or the commercial side? Answer: Houses first. Demand is high for new construction. Question: If you construct the homes first, would you have access for construction trucks on the SH 114 side, Shady Oaks Dr., or both? Answer: We have not thought about it yet, but we could think about a temporary construction only access from SH 114. Question: Will you have final plans on this development the next time you bring it around? Answer: Yes. After tonight we will revisit with the engineers and re -draw a map without Shady Oaks access.
