Call to Order.
2. Executive Session: If a need arises to seek the advice from the City Attorney as to the posted
subject matter of this Zoning Board of Adjustment meeting, the issues or matters will be discussed
in executive session.
a. Pursuant to Section 551.071, Texas Government Code, the Board may meet in executive
session to consult with the City Attorney regarding matters authorized by Section 551.071,
including matters posted on this agenda.
b. Reconvene: Action necessary on items discussed in executive session.

5. Consider: ZBA25-0003, Special Exception Use, per Zoning Ordinance No. 480, as amended,
Section 44.12(6) for a reduction in the required setback from property lines for a residential
accessory building, on property described as Lot 2R, Block C, Lakewood Ridge Addition, and
located at 4383 Soda Ridge Rd., Southlake, Denton County, Texas. Current Zoning: "SF-1A"
Single Family Residential District. PUBLIC HEARING
6. Consider: ZBA25-0004, Variance to Zoning Ordinance No. 480, as amended, Section 14.5.d
requiring a rear yard of not less than 35 feet for a lot fronting on a cul-de-sac, on property
described as Lot 9, Block 2, Cambridge Place, Phase I, and located at 703 Chaucer Ct.,
Southlake, Tarrant County, Texas. Current Zoning: "SF-20A" Single Family Residential District.

Staff Present: Jennifer Crosby, Deputy Director of Planning, Wayne Powell, Principal Planner
and Alma Slicker, Board Secretary.
REGULAR SESSION:
1. Call to Order: Chairman Medici called the Regular Session to order at 6:30 P.M.
2. Executive Session: No executive session was held.
3.Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the
Zoning Board of Adjustment meeting for March 13th, 2025.
A motion was made to Approve the minutes of the Zoning Board of Adjustment for meetings
March 13th, 2025.

4. Administrative Comments: Jennifer Crosby, Deputy Director of Planning, announced that the
next scheduled meeting is on April 24th, 2025.
5. Consider: ZBA25-0003, Special Exception Use, per Zoning Ordinance No. 460,,Section
44.12(6) for a reduction in the required setback from property lines for a residential
accessory building, on property described as Lot 2R, Block C, Lakewood Ridge Addition,

1A"Single Family Residential District. PUBLIC HEARING
6. Principal Planner Wayne Powell presented details of the case with a slide show presentation
to the Board. The representative, Michale Morrell, on behalf of Matthew and Linda Feldman, is
requesting a Special Exception Use. The purpose of this request is to seek approval for a
Special Exception Use to reduce the required 40-foot rear yard setback for a residential
accessory building over 500 square feet in the "SF-1A" zoning district. The property owners
are planning to build a 1,080 square foot barn with a covered porch 10 feet from the rear yard
property line. The enclosed area is 720 square feet, and the covered porch is approximately
360 square feet.
The Representative, Michael Morrell, once sworn in, presented testimony, and answered
questions from the Board.
Mr. Morrell, complemented the building and planning staff in particular, Skip Vandergrifft for his
assistance. Mr, Morrell stated that Skip was "Gold"
Chairman Medici asked if there were those in the audience who wished to speak in support of the
request.
There being none, Chairman Medici asked if there were those in the audience who wished to
speak in opposition to the request.
There being none, Chairman Medici closed the public hearing and opened the item for
discussion from the Board.

Motion: Approved-With an Exception, The Board noted the approval would be with the
exception of a 20ft rear yard setback.
7. Consider: ZBA25-0004, Variance to Zoning Ordinance No. 480, as amended, Section
14.5.d requiring a rear yard of not less than 35 feet for a lot fronting on a cul-de-sac, on
property described as Lot 9, Block 2, Cambridge Place, Phase I, and located at 703 Chaucer
Ct., Southlake, Tarrant County, Texas. Current Zoning: "SF-20A" Single Family Residential
District. PUBLIC HEARING
8. Principal Planner Wayne Powell presented details of the case with a slide show presentation
to the Board. The applicant, Michael Douglas, is requesting a Variance for Setback. The
purpose of this request is to seek approval for a Variance to Ordinance No.480, as amended,
Zoning Board of Adjustment Meeting Minutes—March 27th,2025

Section 14.5d requiring a rear yard of not less than 35', provided that the lot is fronting on a
cul-de-sac, to add a cabana that will be attached to the principal structure. The request is a
reduction of the setback from 35' to 11' from the property boundary. The existing pergola
structure was constructed around 2023 (based on aerial photography) and is approximately
25' from the property line.

request.
There being none, Chairman Medici asked if there were those in the audience who wished to
speak in opposition to the request.
There being none, Chairman Medici closed the public hearing and opened the item for
discussion from the Board.
A motion was made to Table case ZBA25-0004 to April 24, 2025.
