Call to Order. 2. Executive Session: If a need arises to seek the advice from the City Attorney as to the posted subject matter of this Zoning Board of Adjustment meeting, the issues or matters will be discussed in executive session. a. Pursuant to Section 551.071, Texas Government Code, the Board may meet in executive session to consult with the City Attorney regarding matters authorized by Section 551.071, including matters posted on this agenda. b. Consider: ZBA25-0002, Variances to Zoning Ordinance No. 480, as amended, Section 9.5.b requiring a front yard of not less than 40 feet, Section 9.5.c requiring a side yard of not less than 25 feet, Section 9.5.d requiring a rear yard of not less than 40 feet, and Section 9.5.e requiring the maximum lot coverage to not exceed 10% of the lot area on property described as Tract 21301, A. Call to Order: Chairman Medici called the Regular Session to order at 6:32 P.M. 2. Executive Session: No executive session was held. 3.Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the Zoning Board of Adjustment meeting for February 27, 2025. A motion was made to approve the minutes of the Zoning Board of Adjustment for meetings February 27, 2025. Motion: Vemulapalli Second: Bernardo Ayes: Bernardo, Vemulapalli, Treichler, Medici Nays: None Abstain: None Vote: 4-0-0 Motion: Approved 4. Administrative Comments: Jennifer Crosby, Deputy Director of Planning,announced that the next scheduled meeting is on March 27th, 2025. 5. Consider: ZBA25-0002, Variances to Zoning Ordinance No. 480, as amended, Section 9.5.b requiring a front yard of not less than 40 feet,Section 9.5.c requiring a side yard of not less than 25 feet, Section 9.5.d requiring a rear yard of not less than 40 feet,,and Section 9.5.e requiring the maximum lot coverage to not exceed 10% of the lot area on Zoning Board of Adjustment Meeting Minutes—March 13th, 2025 Page 1 of 2 property described as Tract 2B01, A.H. Principal Planner Wayne Powell presented details of the case with a slide show presentation ' to the Board. The applicant Michael Moore is requesting approval of variances to Zoning Ordinance No. 480, Sec. 9.5.b requiring a front yard of not less than 40 feet, Sec. 9.5.c requiring a side yard of not less than 25 feet, Sec. 9.5.d requiring a rear yard of not less than 40 feet, and Sec. 9.5.e requiring the maximum lot coverage to not exceed 10% of the lot area. The applicant, Michael Moore and Real Estate Agent, Brad Crouch, once sworn in, presented testimony, and answered questions from the Board. Chairman Medici asked if there were those in the audience who wished to speak in support of the request. Ther being none, Chairman Medici asked if there were those in the audience who wished to speak in opposition to the request. There being none, Chairman Medici closed the public hearing and opened the item for discussion from the Board. A motion was made to Deny case ZBA25-0002 Motion: Treichler Second: Bernardo Ayes: Bernardo, Vemulapalli, Treichler, Medici Nays: None Abstain: None Vote:4-0-0 Motion: Denied without prejudice 7.
