Item 9B - Demonstration and PlansZQ% SOUTHLAKE PLANNING & DEVELOPMENT SERVICES SIGN VARIANCE APPLICATION Demonstration Please demonstrate that the following conditions are applicable to the requested sign variance: That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on the applicant. Our current signage is synonomous with our branding and recognition in the DFW market for 16+ years. We have never posted another style of sign anywhere, and we fear this will prevent guests form recognizing our concept and its history. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. We have this style of sign at locations in Dallas, FW, Plano and Tulsa, OK That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. This signage is not obtrusive. It is set back very far from Southlake Blvd, and we have total approval for this style from the landlord. 4. That the variance will be in harmony with the spirit and purpose of the sign ordinance. This pertains to our only Signage on the exterior of the building. Our signage, which is a large format version of our logo as well, is critical to our branding and the recognition of our concept which has been in operation in the market since 2008. We have attached the application, renderings, historical explanation of the importance of this design, as well as several photos of other Locations which currently display this style. We are very excited to join the people of Southlake, and we know based on feedback that the neighborhood is very excited to have us. We have design pre -approval from the Landlord, and we sincerely hope that the review committee can find in our favor and allow us to proceed with this very special design. We appreciate the consideration and look forward to several years of serving the community. Additionally, I was also instructed to include the small detail and measurements of the metal menu display that is mounted to the front fapade adjacent to the front door. This contains a small interior dimmable LED light that is in the 2700K color scale, and will be kept only bright enough to illuminate the menu for reading when standing in front of it. This is depicted as well in the photos I am including of our existing storefronts in other Locations. Respectfully, Chris Florczak 602-882-9569 Special note to the Design Review committee Memo: The historical and branding significance of the "Arrondissement" style signage Beginning around 1795, and still visible today, the city of Paris began using placard style street signs (pictured below) to denote both streets, and districts, throughout the city. The small numbering at the top of the sign refers to the particular district, or "arrondissement". These could be referred to as being similar to smaller versions of our zip codes. These go back several hundred years, and are critical to our identity of our brand, as we stay committed to preserving this historical significance. Our logo is registered with the USPTO and used at all of our locations. With each new store we update the small number located at the top, in numerical order, to designate each new store. Many of our guests who have traveled abroad recognize this sign and its historical significance, and often comment on the level of detail we achieve in preserving the authenticity of our brand. I have included a snapshot of an original sign in Paris, as well as a screen grab from Wikipedia on the topic. We have traditionally used a flat metal placard, with a textured frame to add depth. However we can explore using composite materials with a slight raised lettering if needed. This is not back lit or channel lettering of any kind. Lighting details are provided in the following pages.
