I am writing this letter as a licensed Professional Engineer registered in the State of Texas to
address the proposed improvements at the above -referenced property. These improvements
include the construction of a wall and a sport court. After thoroughly reviewing the plans and
conducting a site evaluation, I certify the following:
1. No Adverse Impact to Neighboring Properties: The proposed improvements have been
designed and evaluated to ensure they will not adversely affect the neighboring
properties. The wall and sport court do not encroach on adjacent properties and comply
with setback requirements as stipulated by the City of Southlake's zoning and building
codes.
2. Drainage Flow is Not Hindered: The proposed improvements have been carefully
designed to maintain the natural drainage patterns of the site. Proper grading and
drainage provisions, such as [specific drainage features like swales, permeable
materials, or drainage inlets, if applicable], have been incorporated to ensure that runoff
is managed effectively. The improvements will not create any significant increase in
runoff or lead to water pooling on neighboring properties.
