• The purpose of this request is to seek approval for a Specific Use Permit for a
Commercial School to provide training/practice facilities for Texas Sandlot Baseball
Club.

Legal Description: Lot 9 Block C of the Commerce Business Park Addition
Dear Mr. Killough:
Texas Sandlot Baseball Club would like to obtain a Specific Use Permit to allow for a Commercial
School Use in a Light Industrial District. The property is located at 2870 Exchange Blvd. The site is
currently zoned as LI‐Light Industrial. The proposed use would allow for the Texas Sandlot Baseball Club
to provide practice facilities for their current baseball team. These practices are typically after normal
hours of business and would include team batting/pitching practice and small group lessons for the
baseball club. The max number of players are 1 practice would be 12‐15 players are one time. This use
is similar to some of the other baseball facilities that are located in the same district just north of this
site. The proposed improvements for this facility would not change the existing site layout. There will
be 8 dedicated parking spaces for phase 1 and 6 additional spaces dedicated for phase 2.
