August 21, 2023 City of Southlake, Texas Planning Dept. 1400 Main St, Suite 310 Southlake, TX 76092 Re: Tree Preservation Variance Request To Whom It May Concern, We are submitting this Variance Request Letter on behalf of Constellation Real Estate Partners, the applicant of the Site Plan, to request a variance on the Tree Preservation requirement. The subject property is defined as 33.71 acres of unplatted property in the H. Decker Survey, Abstract No. 438 in the City of Southlake, Tarrant County, Texas. The location of the property is 2100 Mustang Ct, Southlake, TX 76092, and the existing zoning district is I2 - Heavy Industrial. The current site has 22.95% tree cover existing on site. Based on the City of Southlake Code of Ordinances, the minimum cover to be preserved is 60%. This request is to allow 0% of tree preservation for the site. The existing site is a Magellan gas pipeline facility including multiple tanks and heavy industrial equipment on site. The proposed site includes 4 light industrial warehouse buildings with new landscaping and tree plantings to improve the overall visual aesthetic of the site.
