Call to Order. 2. Executive Session: If a need arises to seek the advice from the City Attorney as to the posted subject matter of this Zoning Board of Adjustment meeting, the issues or matters will be discussed in executive session. a. PUBLIC HEARING Deputy Director of Planning Jennifer Crosby presented details of the case with a slide show presentation to the Board. The representative, Mel Soto, on behalf of Greg and Robin Windham, are requesting a Special Exception Use. The purpose of this request is to seek approval for a variance to Zoning Ordinance No.480, as amended, Section 44.12(1) for a domestic employee or family quarters. The applicant is seeking approval for an approximately 1,582 square foot detached accessory structure. The applicant is seeking approval of the following: 1. Special Exception Use to Zoning Ordinance No.480, as amended, Section 44.12(1)for a domestic employee or family quarters. This SEU is required because of the proposed structure includes provisions for sleeping, cooking and sanitation. 2. Special Exception Use to Zoning Ordinance No.480, as amended, Section 44.12(2)for accessory buildings or structures of a size of or aggregate size greater than permitted. Accessory structures with a roof in the SF-1A zoning district are limited to an aggregate size of 3% of the lot area or 4,000 square feet. The lot is 1.1059 acres (48,173 square feet), and therefore the maximum aggregate size of accessory structures for this lot is 1,445 square feet. The proposed structure is 1,582 square feet. 3. Special Exception Use to Zoning Ordinance No.480, as amended, Section 44.12(6)for a reduction in the rear yard setback for an accessory structure. The proposed structure is 20 feet from the rear property line and the required setback is 40 feet. The existing home is a legal nonconforming building that was built approximately 13 feet from the rear property line. 4. Variance to Section 11.5.j.1.iii.2, requiring that an accessory building shall not exceed 20 feet in height. The requested height is 28 feet. The Representative, Mel Soto and Applicant Robin Windham, once sworn in, presented testimony, and answered questions from the Board. ' A motion was made to approve case ZBA24-0012, approving the Special Exception Use for domestic quarters,the Special Exception Use with the 20 ft. setback and the Variance allowing 29 ft. for roof height. Consider: ZBA25-0001, Special Exception Use, per Zoning Ordinance No. 480, Section 44.12(1) for domestic employee or family quarters, on property described as Lot 6, T. Mahan No. 1049 Addition, an addition to the City of Southlake, Tarrant County, Texas, and located at 1901 E Highland St, Southlake, Tarrant County, Texas. Current Zoning: "AG" Agricultural District. SPIN Neighborhood #4 PUBLIC HEARING Principal Planner Wayne Powell presented details of the case with a slide show presentation to the Board. The applicant, Thomas Chevins, is requesting a Special Exception Use. The purpose of this request is to seek approval for a Special Exception Use for a Domestic Employee or Family Quarters in a separate one-story accessory building. The property owners are planning to remodel and expand an existing detached casita to include living quarters. The existing casita is approximately 1,515 square feet and the addition is 930 square feet (including covered outdoor living area). The structure is currently approximately 13; 4" in height and the remodel/addition will not increase the height. Thomas Chevins, once sworn in, presented testimony, and answered questions from the Board.
