PROJECT: Sign variances for Lusso Labs and Minerva Labs
EXECUTIVE
SUMMARY: Priority Signs and Graphics, on behalf of Lusso Labs and Minerva Labs, is
requesting approval of sign variances to Sign Ordinance No 704-J, as amended, for
two attached hanging cabinet signs for their business located at 1203 S. White
Chapel Blvd., Suite 100 & 150, in The Courtyard at Timarron.
DETAILS: Priority Signs and Graphics is requesting variances for two attached signs labeled
“Sign D & E”. The variance requests for both signs are for a sign type that is not
permitted (non-illuminated hanging cabinet sign), flat cut letters that do not meet the
2-inch thickness standard, and sign width exceeding 75% of the sign façade. Sign
(D) is located above the entry of suite 100 and sign (E) is located above the entry of
suite 150.

BACKGROUND INFORMATION
APPLICANT: Priority Signs & Graphics

PROPERTY SITUATION: 1203 S White Chapel Blvd Suite #100 & #150
LEGAL DESCRIPTION: Lot 2R1, Medli, Hall NO. 1038 Addition
CURRENT ZONING: S-P-1 “Detailed Site Plan District”
HISTORY: December 16, 1997; City Council approved a zoning change and site plan
for “S-P-1” Detailed Site Plan District for The Courtyard at Timarron. (ZA97-
136)
March 30, 2004; City Council approved a variance for The Courtyard at
Timarron to allow one monument sign in front of each building in the
development and two directory signs interior to the site. The proposed
monument signs do not comply with the minimum letter height, the
maximum allowed height, and masonry material requirements. The
property currently has two existing monument signs located at the
entrances of the development. (SP04-025)
May 21, 2019 City Council approved a variance for Peabody Law Firm
located at 1205 S. White Chapel. The variances granted allow an upper
story sign that exceeds maximum logo height and is located on a façade
that is not congruent with their lease space. The maximum logo height
allowed for this location is 20 inches. The applicant is requesting a logo
that measures approximately 25.8 inches. Also noting: Only sign facing
Continental Blvd. will be permitted (SV19-0006)
September 5th, 2023; City Council approved a variance for MMP Legal
under consent to allow an upper story placement of the attached sign on
the north elevation and the overall logo height of 22.5 inches. (SV23-0014)

STAFF COMMENTS: City Council approval of the request does not eliminate the
requirement for sign permit to be approved prior to sign installation.
