EXECUTIVE
SUMMARY: Trium Development Partners, LLC on behalf of 925 South Kimball, LLC is
requesting approval of a Plat Revision for Lots 3R-1 and 3R-2, Block 1,
Stadium Southwest, being a revision of Lot 3R, Block 1 Stadium Southwest,
an addition to the City of Southlake, Tarrant County, Texas, located at 925
and 935 S. Kimball Ave. Current Zoning: “I-1” Light Industrial District. SPIN
Neighborhood #8
DETAILS: The purpose of this request is to seek approval of a Plat Revision to subdivide the
current 3.8 acres into two commercial lots for each building.

HISTORY: - On December 3, 1974 the Green Meadows subdivision was approved by
City Council.
- On January 20, 2004 the City Council approved a Plat Revision to Lots
2R1 and 2R2 of the Green Meadow subdivision under Planning Case
ZA03-087.
- An Amended Plat was approved in February of 2014 and filed with the
County on February 19, 2015.
- On March 18, 2014 the City Council approved a Site Plan for Kimball
Business Center (Stadium Southwest) for the development of 2
office/warehouse buildings under Planning Case ZA14-003.
- Specific Use Permit for a Commercial Solar Energy System on October
21, 2014, Case ZA14-126
- Specific Use Permit for two (2) above ground cisterns were approved on
February 3, 2015 , Case ZA14-115

The following changes are needed in accordance with the Subdivision Ordinance, as amended, Sections

1. Place the City case number ZA25-0010" in the lower right-hand corner of the plat.
* All lots must conform to the underlying zoning district re gulations. As shown on the Site Exhibit,
two parking spaces must be removed prior to recordation of the plat for conformance with the
impervious coverage regulations.

The following are be informational comments only ====================
* Staff recommends all common elements, including but not limited to parking, common driveways,
private utilities, irrigation systems, trash enclosures, landscape / bufferyard areas, be included in a
recorded reciprocal agreement or owners’ association CC&R’s that ensures continued use and
maintenance.
* It appears this property lies within the 65 'LDN D/FW Regional Airport Overlay Zone, requiring
construction standards in compliance with the Airport Compatible Land Use Zoning Ordinance No.
479. Additionally, the Avigation Easement and Release shown in Appendix 3 of the Subdivision
Ordinance No. 483 should be executed on subsequent Plats to be filed in the County Plat
Records.
* All plats filed must have an original signed and stamped Tax Certificate submitted with it from
each taxing unit with jurisdiction of the real property, indicating that no delinquent taxes are owed
and that taxes for the current year have been paid. After September 1st, a certificate showing that
the taxes for that year are paid, but that the taxes for the upcoming year have yet to be calculated
is required. (House Bills 1563 & 3101). A copy of this information may be obtained from the
Tarrant County Tax Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth
(across from the old red courthouse). There is a service charge of $10 per account for this

* For Tarrant County filing, original signatures and seals will be required on one 24” x 36” blackline
paper copy prior to filing the plat. The copy will not be accepted if any erasures or original ink,
other than signatures or seals, appear on the plat. The paper copy must have a minimum ½
inch space between the paper edge and border.
