Comments / Explanation Thanks for the opportunity to articulate my opposition to the
development as planned with the following specific objections:
1) Too many homes proposed for the area. Almost all of
development East of White's Chapel and North of Dove are on
lots > 1 acre. What's the worst that could happen if the density
was reduced by one or two lots? In addition, it's likely the
development would then save more legacy/specimen trees.
2) Drainage runoff through section A1 is anticipated to increase
almost 70% according to the development plan. The detention
pond is merely a temporary slow-down during heavy rain. That
increased flow will cross into Oak Pointe, cross under (and
often over!) Ridgecrest Dr and into the 2 to 3 acre pond on the
Lane property at 2787 Ridgecrest. That pond's outlet is
ACROSS my property, and threatens the vintage back house
built in the 1940's. We have experienced erosion around the
foundation in previous heavy rains due to the pond overflow. A
70% increase in drainage from the proposed development
could prove disastrous for us.
3) Developing all lots reasonably simultaneously will
necessarily turn the pond at 2787 Ridgecrest BROWN as well
as introduce significant silt. One only need to refer to color
satellite images of the pond in March 2005 when Oak Pointe
was being developed to see the seriously negative impact on
that pond, which turned into a murky brown (See Google Earth
Pro).
In summary, I respectfully suggest the Development Plan be

amended to:
1) Reduce the lot count by 2
2) Require no more than 2 lots at a time to be scraped of
existing natural grasses in preparation before building to
minimize soil runoff downstream
3) Increase the size / deepen the detention pond to maximize
its capacity prior to overflow into Oak Pointe and ultimately the
pond at 2787 Ridgecrest.
