Steakhouse, event hall and retail located at 1901 W. Kirkwood Blvd.,
generally located at the corner of W. SH 114 and W. Kirkwood Blvd.
5. Review, discuss and make recommendations regarding a proposed
residential development located at 2100 and 2300 W. Continental Blvd.
6. Review, discuss and make recommendations regarding a proposed
residential development located at 2080 E. Dove Rd.
7. Review, discuss and make recommendations regarding a proposed
residential development located at 2665 N. White Chapel Blvd.
8. Review, discuss and make recommendations regarding a proposed mixed-
use, residential and commercial development on approx. 21 acres located
at 1835 Shady Oaks Drive and 400-500 Block of W. SH 114, generally
located along the west side of W. State Highway 114.
9. Review, discuss and make recommendations regarding a proposed
residential development (Miracle Place) located at 173 Jellico Circle and
2740 W. Southlake. Blvd. generally located at the northeast corner of Jellico
Circle (W) and W. Southlake Blvd.
10. Review, discuss and make recommendations regarding a proposed
residential development (Miracle Place) located at 2300 W. Continental
Blvd.

MEETING
OVERVIEW:
On November 13, 2024 the Southlake Corridor Planning Committee held
their forty-ninth meeting. The Committee was sent a packet of materials
prior to the meeting that were to be discussed during the session. A
meeting agenda was posted, and the meeting time was advertised on the
City’s website. The following meeting report focuses on discussion points
made during the meeting by members of the Committee, public and City
staff. This report is neither verbatim nor does it represent official meeting
minutes; rather it serves to inform elected and appointed officials, City
staff, and the public of the issues and questions raised by the Committee,
City staff, and any attendees of the meeting. Interested parties are
strongly encouraged to follow development cases through the process.

ITEM #7 DISCUSSION – Review, discuss and make recommendations regarding a
proposed residential development located at 2665 N. White Chapel Blvd.
Staff presentation: Dennis Killough
• Future Land Use – Low Density Residential
• Zoning – AG (Agriculture)
• Concept Plan – 10 residential lots (1 existing), Open Space, and pond feature

Applicant Presentation: Martin Schelling
• Purchased property in 1991
• Structures on property
• We’ll continue to live on lot 8
• Time to get this property developed while we can
Questions for applicant by the Committee:
Michael Springer: Is there access along the greenbelt in the back?
Applicant: Access between the lots
Michael Springer: It’ll be accessible from both sides?
Frances Scharli: You have beautiful trees on the property – is there any preservation
for this?
Applicant: Lots 4, 5 and 6 – those trees should stay. We planted those ourselves as
saplings. There is a lot that we can save, but there will be some that have to go.
Magdalena Battles: I appreciate the tree survey being done
Chad Patton: 15ft setback for lot 1 – access to the rest of the neighborhood? Access to
open space? How are you incorporating Lot 1 with everything else?
Applicant: Rental house – the property is such an irregular shape, so it’s hard to
develop. I’ve thought about the sidewalks – topography challenges.
Amy Torres-Lepp: Lots 3, 4 and 5 look smaller than the rest. We’ll probably want to
see one of those disappear.
Applicant: Oak Point – directly east of us is 25,000 sq. ft. We’re in harmony with what’s
around us.
