Purpose:
Review and make recommendations on the proposed subdivision of 2080 E Dove Rd into five (5)
single-family residential lots and two areas of dedicated open space, located on the south side of
E Dove Rd. and to west of Kimball Rd.
Property Details:
2080 E Dove Rd on property described as Lot 9 of Throop No. 1511 addition, an addition to the
City of Southlake, Texas. The properties are currently zoned in the “SF1-A” Single Family
Residential district.

Summary of Proposal:
The purpose of this request is to seek approval of the subdivision of the lot into five single-family
residential lots and two open space lots as shown in the attached Concept Plan.
Land Use Designation
Purpose and Definition:
The purpose of the Low Density Residential land use category is to provide for and to protect
low intensity detached single‐family residential development that promotes the openness and
rural character of Southlake. The Low Density Residential category is for detached single‐family
residential development at a net density of one or fewer dwelling units per acre. Net density is
the number of dwelling units per net acre, which excludes acreage in all rights‐of‐way,
easement, and lots designated for public or private streets. Other suitable activities are those
permitted in the Public Parks / Open Space and Public / Semi‐Public categories. The Low
Density Residential category encourages the openness and rural character of the City of
Southlake.
Zoning
The property is currently zoned “SF1-A” Single Family Residential.
The purpose and intent of the SF-1A Single Family Residential District is to provide for
compatible land, building, and structure uses primarily oriented to low density residential
purposes, select agricultural uses, open space uses, and select community facility uses. The
SF-1A district may serve as a transitional element between limited residential development and
intense agricultural activities and higher density urbanized areas of this City. Low density
detached single family residential dwellings and development, along with the afore described
uses, comprise the principal elements of the district.

MEETING
OVERVIEW:
On November 13, 2024 the Southlake Corridor Planning Committee held
their forty-ninth meeting. The Committee was sent a packet of materials
prior to the meeting that were to be discussed during the session. A
meeting agenda was posted, and the meeting time was advertised on the
City’s website. The following meeting report focuses on discussion points
made during the meeting by members of the Committee, public and City
