FORUM SUMMARY:
Property Situation: The proposed development is located at 2180 E. Dove Road at the northwest corner
of the E. Dove Road and N. Kimball Avenue intersection.
Details:
The applicant is proposing to upgrade the Yates Corner Store with site improvements, fueling facilities,
and a small addition to the existing building. Yates Corner Store is partnering with Texaco to upgrade the
fueling pumps with two new pump dispensers with 4 stations, replacing the underground storage tanks
and diesel tank, realigning and replacing the overhead canopy, replacing the pavement and reworking
the entrance driveways, and installing a new gas pricing monument sign and building sign. The proposed
construction updates will accommodate boats and RVs. Currently, the property is zoned "C-1"
Neighborhood Commercial District will request to zone to "S-P-1" Detailed Site Plan District.

• Yates has kept feel and staff to maintain country store and
history.
• Improved inside and outside of store to bring to "Southlake"
duality.
• Upgraded products to appeal to our residents.
• Inside store sales have grown over 50% since purchase.
• Partnered with Tropical Sno and BBQ truck to serve conununity.

Current Gas Situation:
■ Phase 1 & 2 perforined and clean TCEQ statics.
• Outside of store and gas was 'n poor repair.
■ Cment gas partner (Advance) owns tanks, pumps &
POS.
• OuTent partner is unable to upgrade equipment.
• Underground tanks are between 36 & 52 years old.
• Tanks can last about 50 years before replacement.

• Remove all old tanks and egiupnient including above -ground diesel.
* h new underground, 3 compartment state-of-the-art tank will be
installed (with detection monitors).

* Gas paitners prefer 3 pumps, 2 is bare urinunu1n.
* Build and install brand new canopy, paving, pumps (anti -theft) & tanks.
* External gas study perfonned to confirm consumer need; it estimated
that this new station could double in gas sales with changes.

Questions and Concerns:
1. Is Texaco on board? Yes, Texaco will make concessions to allow it to be Yates.
2. Comment: likes the idea and noting an interest in seeing if brought up to Southlake
standards.
3. Comment: Wants to operation to remain small town and country behaviors and do what
is necessary to make it be successful.
On-line Comments:
Comment: Wants to make sure the pump configuration and canopy can handle a 13 ft.
tall by 45 ft. long RV for height and turning radius. Also, has a 28 ft. pontoon boat that
needs a wide turning radius. Keep the upgrades and would like to be able to
accommodate the vehicles.
2. Comment: Would like to see and provide a sidewalk for bike and safety.

I will not be able to attend but am very interested in what is
being proposed.
My Family and I LOVE Yates Corner Market! We have been
living close to the market for almost 20 years now and visit
them frequently. We feel that Yates is a VERY important part of
our community.
We hope that Yates remain an integral part of our "north of 114
rural Southlake" community and we support them with anything
they feel they need to remain competitive and viable.
Our only "ASK" is that they maintain their small town, country
rural ambience and operating behaviors because that is what
makes them so special.

Regarding the fuel update plans to Yates Corner. My husband
regularly fills our 45ft RV at Yates corner.. the current diesel
pump location and configuration allows the entrance and exit of
our RV to gas up. My comment/request is to that end.. that the
planned new diesel pump be configured in such a way as to
permit this size (and height) vehicle to enter/exit and that any
canopy be tall enough to permit its movement underneath it.
Inn sure the owners appreciate the many hundreds of gallons of
fuel that we regularly purchase at Yates every time we fill up,
and we sure appreciate the convenience of doing so. (The Rv
is 13 feet tall from the ground to its roof.. so any canopy
clearance would have to be at least slightly taller than that. In
addition, the RV is a full 45 feet long.. so a turn radius on and
off Dove/Kimball is important as well. )
