Property Situation:
The property is located at 2438 E Southlake Blvd.
Development Details:
The applicant is proposing to repurpose an existing 3,100 sq. ft. building for a
restaurant/drive-thru concept located at 2438 E. Southlake Blvd. The existing drive-thru
lanes will be converted to be parking spaces and outdoor patio seating. A pick-up window
and parking space is proposed for prescheduled food orders to be retrieved.

Narrative
The site is located at 2438 E South lake Boulevard approximately 800 feet to the east of Kimbell
Av. The property was previously occupied by Vertex Bank and has recently closed. It consist of 0.89 acres of
developed land with a 3,100 square foot building with 6 covered drive-thru banking lanes and 20 existing
parking spaces.
The property is currently under contract by the applicant. The applicant is requesting facade
upgrades, adding parking, and amending the site plan to improve the look and flow of the site as it is
converted to a fast -casual restaurant. The current site will be adjusted to provide an additional 10 spaces
using the area of the 5 drive-thru lanes that will no longer be used and a patio dining area under the covered
lanes ofthe old drive-thru.
The proposed restaurant utilizes a pick-up lane which is only used for orders that have already
been placed and paid for on their app. They are given a time slot to pick up their order, alleviating traffic on
the site which increases the efficiency of the drive lane by not having orders and extended wait times.
The improvements made to the property will increase the landscape area, have no impact to the
existing access on the property, and not remove any of the existing trees on the site.

Questions and Concerns:
1. How does the customer flow from the building to the outdoor dining?
Guests would walk through the front door around to the patio. To avoid collision from the
pick-up area to the patio, rumble strips and a pedestrian light system are proposed.
2. Where would you have the exercise class?
Generally, they are done in the parking lot or in the patio area for up to 50 people.
