The purpose of this Site Plan submission is to support the proposed development at the southeast
corner of SH 114 and White Chapel Road. The project involves constructing a three-story 32,116
square -foot medical office building (MOB) to complement the existing adjacent hospital site. The
originally approved overall Site Plan allows for a pedestrian connection between the MOB and the
hospital. However, the site has substantially evolved since the original Site Plan was approved. Now
there is a primary access drive, fire lane, and utility easement supporting the hospital preventing
the connection as originally planned.
The development intends to use surface parking as shown in the Site Plan package and will utilize
the existing detention basin, which was previously designed and constructed for the development.
Additionally, water and sewer services are already extended to the lot, eliminating the need for
public utility extensions. Most importantly, no variance requests will be necessary.
