I am a resident of Southlake Woods, located directly south of the subject proposed Carroll Crossing
Development. At the November 7, 2024 meeting of the Southlake Planning & Zoning Commission, I
had expressed my concerns with this Development. In particular I was concerned by the damaging
effect of the creek at the southern end of the Development on my backyard fence.
Today I spoke with the developer for the subject project, Mr. Curtis Young of the Sage Group. We
agreed that Mr. Young would replace my damaged fence with a new 8-foot fence of comparable
material and appearance.
Based upon our agreement today, I hereby withdraw my concerns for this project and endorse its
approval.

My name is Raed Darwish, and I reside at 505 Indian Paintbrush Way, Southlake, Texas
76092.
For reference, I recently met with Curtis Young to better understand the details of the
Carroll Crossing development and the potential issues that may impact our property
adjacent to the project. Following our discussion, I want to express our support for a
residential community adjacent to our property, as we believe it is preferable to a
commercial building.
We appreciate that the proposed development will include a green bufferzone and that
the engineers are addressing important concerns such as drainage and soil erosion.
These measures are vital for the long-term well-being of the surrounding area.
Additionally, we are pleased to learn that the development plans include improvements
to the adjacent fence area, such as cleaning and trimming overgrown bushes and trees,
as well as implementing appropriate landscaping to complement the neighborhood.
Thank you again for your attention to these matters, and I look forward to staying
engaged as this project progresses.

development. I believe this projects like this are not only needed and will be of great benefit to
the city I am raising my family in. I am familiar with Olerio Interests and have seen first-hand
the care they take in projects like this and fully support the proposed Carrol Crossing
Development.

Comments / Explanation While I support the need to maintain appropriate lot sizes and
control unchecked growth, the lack of affordable residential
homes prevents young families from moving to Southlake.
Young families are the lifeblood of our schools and community.
Clearly, there is a careful balancing act that must take place to
protect our community from reckless growth while facilitating
the next generation of Southlake families to join our amazing
city. This project seems to allow for a much needed middle
ground if executed well.
