I am: Opposed
Comments / Explanation I am concerned about that entrance to the neighborhood being
directly across from a main exit/entrance to the senior high
which is already a nightmare to manage. There are many
people and parents other than just the senior high students
who also have to gain ingress and egress. That area could
certainly use an officer at that intersection upon the last bell of
the day to help get traffic moving. I can imagine with people
only being able to exit right and enter with a right turn that this
will cause more u turns nearby. I am opposed to adding strife to
this already uncontrolled situation.

Comments / Explanation 1-lots are way too small and too many houses crammed into
the available space. This plan does not mirror Southlake's
established neighborhoods nor does it follow the 2025 plan that
many people in city government developed previously.
2- entering and exiting plan onto Peytonville across from high
school is absurd! Don't make it more congested for the
students driving. Peytonville is already a heavily traveled road.
3- subtract half of proposed lots from proposed plan, have no
access to Peytonville and connect Carroll Crossing to Players'
Circle.
4- urge council to vote NO on this case and any future similar
cases.

Comments / Explanation I live off Davis/Continental zoned to Carroll Elementry, C.
Middle.
This entrance would be a right in and right out only, which I fear
will cause Peytonville to become even more congested and
directly effects the congestion that backs up Continental/Davis.
The stop sign on Peytonville and Continental causes extreme
back ups minimum twice a day, obviously during school drop off
and pick up, but also the hours leading before, and after. I am
adamantly opposed to adding this housing development and
this specific location. This will have a very negative domino
effect that affects not only the residence in the general area but
the public that commutes to and from that area you don't have
to have a text to know if you drive anytime between seven and
10 o'clock in the morning or 130 to 4 o'clock in the afternoon to
know that this is not a good idea!
Secondary point why is Southlake OK with the obvious
character and integrity issues of the proposed builder of that
area? Does that set a good precedence for our community,
everyone has access to the Internet and knows enough
knowledge to make a decision that doesn't serve in the best
interest of the people affected.
Please stop this project!

Comments / Explanation Cramming this many homes onto this small piece of property is
NOT what Southlake residents want nor is it the reason why
people move to Southlake. It also doesn't make sense from a
traffic perspective. S Peytonville is a nightmare during rush
hour and this is only going to compound the problem.
understand a developer has purchased the land and there will
be homes built, but it's up to P&Z and the city to use logic and
limit their actions. This is developer just wants to make the
most amount of money possible and then move on to the next
development and leave us to deal with the traffic and looking at
zero -lot line homes. The reason for having P&Z is to prevent
situations like this from coming to fruition.

entrance designated off Peytonville Ave. The high density zero
lot lines are NOT what Southlake needs more of. My husband
grew up in this wonderful town, is a Carroll Alumni, and is
heartbroken to see the continued zero lot line developments

popping up. Another big concern I'm having is the recent
information coming out about the developer, Olerio. He is a
convicted criminal and has shady home building operations
according to past clients. Leaky roofs, poor client/builder
relations, and bad building standards are just a few complaints
from past clients. This is bad news for Southlake. We deserve
better. Do not pass this plan or allow a known shady developer
to move forward working in our great town.

The proposed location is already too congested with high
school traffic and all the kids that drive way too fast down

This development will pose a safety risk with increased traffic
patterns on Peytonville Avenue, which is already a nightmare.
Putting a gated entrance/exit on Peytonville will put our
students at Carroll Senior High at risk for increased accidents
and injuries, as well as our Southlake residents. I have been
told that traffic studies have not yet been done with regards to
Southlake Boulevard and Peytonville. Anyone who drives this
during high traffic times of day would agree that this
development is a terrible idea and a safety issue. It seems like
poor judgement to move a proposal like this along without
collecting all of the necessary data including traffic patterns and
the number of accidents that occur at this intersection. If a
resident of Carroll Crossing can only pull out and go right on
Peytonville, it will create more people cutting through the
Southlake Woods neighborhood. This is already an issue and
have seen kids standing at bus stops almost hit by people
using Southlake Woods as a gateway to get around.

Comments / Explanation I live in the Meyers Medow community just across the Sr High
School and I use the Peytonville access to drop my kids at
Durham and High School. It is already a mess the crossing
between Southlake Blvd and Peytonville, cars jammed way
pass my condo. Sometimes I have to wait almost 10 min only
to be able to get into Paytonville. It will become impossible to
leave on that area. Not to mention the risk for the kids going to
the Sr High. If the builder wants to build something there,
needs to be a low density community. For those reasons I
oppose to this new community as it is planned

Comments / Explanation This housing project will put our children and our students'
safety in danger especially given it will be close to SH. Also, it
will create more traffic in the area and potentially cause
accidents involving our students. Lastly, we need to reserve
green spaces in Southlake instead of more commercial and
residential development. On top of all these, the Californian
carbox style is simply ugly and doesn't incorporate the local
style and culture! I strongly oppose it!

Comments / Explanation I am not opposed to the project per se, if the lots are a
minimum of 1/4 acre, much like Timarron's lots. My opposition
lies with the contractor you have selected to build in our
carefully curated town. He is a convicted felon, and has a
horrible reputation and ranking in the building community.
These are NOT the standards we expect or deserve in
Southlake!! I was a Realtor in Southlake for 22 years, and this
builder appalls me. This project with this developer smells -
why would we let someone of such ill repute represent a project
in our fine city?!? What is the push with this guy? Is someone
getting something in exchange? Because based on all the
public information out there, he would be the last one I would
choose. Not a good look for our council or mayor. Please listen
to your constituents, you represent us. I am not under the
illusion that we can maintain 1-acre lots south of 1709, but we
can certainly use a better builder/developer to maintain our
high quality of build & life in Southlake.

Comments / Explanation I am the homeowner of 501 Indian Paintbrush Way. I strongly
opposed ZA24-0059 for the following four reasons:
1. All Southlake Woods HOA lots are about over 0.4 Acre. But
most of the planned house lots are about 0.2 acre. The
crowded houses will change the area overview and will not
make the neighborhood nearby look better or even similar.
2. There is a retention pond RIGHT BEHIND my house, just
several feet to my house. The water may change the soil, then
affect my house foundation. The pond may also increase the
flood risk and the mosquito issue. I have to pay extra time and
money to maintain my house.
3. 1 heard that S. Peytonville Ave. will be changed to right -turn
only, which will significantly increase my driving time to Carroll
Sr. High, Southlake Blvd, Bicentennial Park, etc. This change
will bring considerable inconvenience to my family life
permanently.
4. The zone is directly across Carroll Sr. High and S.
Peytonville Ave. is already narrow and very crowded for school
pick up and drop off time. The plan will make the traffic even
worse and put more safety risk on students.
In conclusion, I strongly opposed ZA24-0059, because
I can't see how they maintain the nearby neighborhood at the
same level;
I can't see how they protect my house from extra damage, risk
and maintenance cost;
I can't see how they prevent the traffic from being worse;
