That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on the applicant. The literal enforcement of the sign regulation would cause an issue with our business operations. Our pylon and building signage are crucial to the success of our car wash. This is a built in advertisement for our wash. We also have large city owned water treatment buildings to the east of us. This will cause west bound traffic to not be able to see our building unless we are granted this variance and able to place our pylon sign on the site. 2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. The large water treatment buildings to the east of us are creating a hardship, and the lack of signage would negatively affect our business. These water towers are a unique use for a neighboring property and affect the visibility of our car wash. 3. That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. The variance will not cause any issues. The additional signage will help people identify where the car wash is so they can enter off of Southlake Blvd safely. The sign will be on our property and will not affect any neighboring properties. 4. That the variance will be in harmony with the spirit and purpose of the sign ordinance. The variance will help our business, and will help the public identify what our business is. It will also not negatively affect any of the neighboring properties or the public. Tommy's Express is one of the largest and fastest growing franchises in the country. Our business model includes individual washes as well as a monthly TommyClub membership that gives customers unlimited washes, access to the TommyClub express lane, and allows them to update their membership on the Tommy's Express Mobile App. Our car wash is also environmentally friendly. We utilize a water reclamation system that reuses 30% of the water used per wash and our clear acrylic roof system allows for daylight harvesting so no lighting is required during most operational hours. In our express wash, customers never get out of their car or enter the building. They are in their car during the wash and then they can park in the vacuum stalls to use the vacuums. The only reason a customer would enter the building is to use the public restroom. Hours of operation are 7AM-9PM Monday -Sunday. For the reasons/conditions explained on the signage variance application, Christianson Companies sincerely asks that the City of Southlake approve our request for a Signage Variance Tommy's Express offers the best car wash on the market and holds its franchises to the highest standards of training, efficiency, and professionalism. Please see the answers to the questions below, and see the pictures, plans and renderings included with this letter. New renderings showing the accent lighting for the interior wash and the exterior building. We have removed the accent lighting During the first City Council meeting Tanner stated no flashing lights for the wash or colored lights were proposed. The lights that were shown were down lighting that would be shielded. Can you please explain why accent lighting is now been proposed for the site We have removed the accent lighting. Accent lighting color needs to be called out. The lighting shall not blink, flash, oscillate or intermittently turn on and off per Sign Ordinance. We have removed the accent lighting. Specification for the directional arrow located above each drive -through lane. Will they be illuminated and what color will the arrow be? These light up Green when the lane is open, and Red when the lane is closed. See photos attached. Monument sign placement needs to be shown on the approved landscape plan to confirm the trees will not be affected. See the attached updated Landscape Plan and renderings. Will the "Free Vacuum" letters be located on the top of the Vacuum stalls See the attached renderings. Is there any other ground signs proposed for this location? The original concept plan showed ground signs in front of the windows near the drive through lane.
