all that certain tract of land conveyed to Mark R. Cox and wife, Carol 0. Cox, by Warranty Deed with Vendor's Lien recorded in Volume 12082, Page 201,
Deed Records, Tarrant County, Texas, and being more particularly described as follows:
BEGINNING at a 3/8 inch iron rod found for the southeast corner of said Cox tract, same being the northeast corner of Quail Creek Estates, an
addition to the City of Southlake, Tarrant County, Texas, according to the plat thereof recorded in Volume 388-118, Page 92, Plat Records, Tarrant
County, Texas, same being in the west right—of—way line of N. Carroll Avenue (a 60 foot right—of—way);
THENCE South 89 deg. 17 min. 56 sec. West, along the common line of said Cox tract and said Quail Creek Estates, a distance of 519.48 feet to a
1/2 inch iron rod with red plastic cap stamped "Peiser & Mankin SURV" set for the southwest corner of said Cox tract, some being the southeast
