Item 9B - Demonstration and Plans_.. SOUTHLAKE SIGN VARIANCE APPLICATION Demonstration Please demonstrate that the following conditions are applicable to the requested sign variance: 1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on the applicant. Our sign is in compliance with all code regulations except for the dividing bar between Briggs Freeman and Sotheby's International Realty. The bar is 30" tall and the max cede allowance is 23.75". We are asking for a variance because this dividing bar is part of Briggs Freeman I Sotheby's International Realty's branding and per the brand guide is not allowed to be ehanged. If we were to make the sign smaller so the bar falls within allowed code, our letters would be too small to read and also too small to halo light. 2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. The dividing bar is not a letter and is a part of the logo lockup. 3. That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. This sign variance will not injure any adjacent properties and approval of the variance will help our sign to look compatible with other signage in the area as the letters will be in comparable letter height to the ether signs in the retail area_ 4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
