PROJECT: Sign variances for Petfolk Veterinary & Urgent Care
EXECUTIVE
SUMMARY: Petfolk Veterinary & Urgent Care is requesting approval of sign variances to Sign
Ordinance No 704-J, as amended, for an attached wall sign at their business located
at 2645 E Southlake Blvd, Suite 140, in the Nolen Retail Center development.
DETAILS: The applicant is requesting variances for an attached wall sign. The variance
request for the attached sign pertains to the proposed letter height and the sign area
exceeding max allowed per ordinance.
The applicant currently has a sign installed that complies with the regulations of City
of Southlake Sign Ordinance No. 704-J. They are requesting to replace their current
sign with a larger sign.

BACKGROUND INFORMATION

LEGAL DESCRIPTION: Lot 1R, Block 1, Nolen Center
CURRENT ZONING: S-P-1 “Detailed Site Plan District”
HISTORY: May 7, 2013; City Council approved a sign variance for Mattress Firm to
allow a maximum letter height of 26 inches on the north elevation and
maximum 14-inch letter height double stacked copy on the south elevation.
Maximum area approved to accommodate the letter height approvals. The
applicant is also subject to installing 8-inch address numerals just above the
main entry doorway (below the main Mattress Firm sign) on the north
elevation. (SV13-008)
June 04, 2013; City Council approved a sign variance for Starbucks to allow
48” logo sign on the north elevation, 2 attached drive thru signs on the north
and east elevations exceed maximum area allowed, and 5 double faced
illuminated cabinet directional signs with masonry base. (SV13-011)
June 25, 2024; Attached wall sign permit approved.

STAFF COMMENTS: City Council approval of the request does not eliminate the
requirement for sign permit to be approved prior to sign installation.
