WORK SESSION:
1. CALL TO ORDER: 6:00 P.M. or immediately following the Planning and Zoning Commission
meeting.
2. Executive Session: Pursuant to the Open Meetings Act, Chapter 551, Texas Government Code,
Sections 551.071. Refer to posted list attached hereto and incorporate herein. Executive Session
may be held, under these exceptions, at the end of the Regular Session or at any time during
the meeting that a need arises for the Planning and Zoning Commission to seek advice from
the City Attorney as to the posted subject matter of this Planning and Zoning Commission
meeting. Section 551.071: Consultation with attorney.
B. Reconvene: Action necessary on items discussed in Executive Session.
1. Recap and discussion of City Council actions.
2. Discussion of all items on tonight’s meeting agenda.
3. Adjournment.

5. CONSIDER: APPROVAL OF THE MINUTES FROM THE NOVERMBER 21, 2024, SIGN
BOARD MEETING.
A motion was made to approve Item 5 on the agenda as presented.

6. Consider: SV24-0016, Variances to the Kimball Oaks Master Sign Plan for
Perspire Sauna Studio located at 2251 E. Southlake Blvd., Suite 100.
Deputy Director of Planning and Development Services Jennifer Crosby provided a formal
presentation of Item 6 per Chairman Kubiak’s request. No questions were asked.
Applicant, Mike Prezioso, 817 Sitka Street, Fort Worth, came forward. No questions were
asked.
A motion was made to deny Item 6, SV24-0016.

7. Consider: SV24-0017, Variances to the District 114 Master Sign Plan for Rosebud
Steakhouse located at 2102 E. SH 114, Suite 119.
Deputy Director of Planning and Development Services Jennifer Crosby provided a formal
presentation of Item 7 per Chairman Kubiak’s request. No questions were asked.
Applicant, Tyler Smith, 203 West Mockingbird Lane, Dallas., came forward. No questions
were asked.

A motion was made to approve Item 7, SV24-0017 subject to our staff report dated January
17th, 2025, and noting the applicant’s willingness to bring another version of the vertical sign
that smaller than the one presented so that council has at least two options.
