KNOW ALL MEN BY THESE PRESENTS:
That we, Jv~ !Jf:~.1 B(~.~,~ , for and in consideration
of the sum of -----.1...B'if 06 Dollars and other good and
valuable consideration in hand paid by Grantee herein, the
receipt and sufficiency of which is hereby acknowledged and
confessed, have granted, sold and conveyed, and by these presents
do grant, sell and convey to the City of Southlake, Grantee
herein, of Tarrant County, Texas a permanent and perpetual
easement for the purpose of installing, repairing, maintaining,
altering, replacing, relocating, and operating one water line
into, upon, over, across and under that land in Tarrant County,
Texas described as follows, to wit;
Being a permanent water line easement, described as follows:
See attached Exhibit 'A' for graphic depiction
See attached Exhibit 'B' for metes and bounds description
together with the right of ingress and egress as necessary for
such purposes.
TO HAVE AND TO HOLD the above described easement, together
with all and singular, the rights and appurtenances thereto,
anywise belonging unto the said Grantee, its successors and
assigns forever; and We do hereby certify that We are the owners
of the property described herein and bind ourselves, our heirs
and assigns, to warrant and to forever defend all and singular
the premises unto the said Grantee, its successors and assigns,
against every person whomsoever lawfully claiming or to claim
same or any thereof.

20' PERMANENT UTILITY EASEMENT
Field Notes
Being a 0.066 acre tract ofland in the Obediah W. Knight Survey, Abstract No. 899, City of
Southlake, Tarrant County, Texas and being a portion of a tract of land conveyed to Joe Neal
Baker by deed in Volume 6768, Page 264 of the Deed Records of Tarrant County Texas,
(D.R.T.C.T.) and being more particularly described as follows:
BEGINNING at the northwest corner of said Baker tract, said point being in the South right-
of-way line of State Highway F.M. 1709, said point also being the northeast corner of a tract
of land conveyed to Joe Neal Baker by deed in Volume 7893, Page 230 of the Deed Records
of Tarrant County Texas, (D.R.T.C.T.);
THENCE
N 890 18' 28" E, along the north line of said Baker tract for a distance of 40.55
feet to a point for a corner in the South right-of-way line of State Highway
F.M. 1709;
THENCE
N 870 23' 55" E, along the north line of said Baker tract for a distance of
102.61 feet to a point for a corner in the South right-of-way line of State
Highway F.M. 1709, said point being the Northeast corner of said Baker tract;
THENCE
S 180 41' 57" E, along the east line of said Baker tract for a distance of 20.82
feet to a point for a corner in the east line of said Baker tract;
THENCE
S 870 23' 55" W, for a distance of 108.49 feet to a point for a corner;
THENCE
S 890 18' 28" W, for a distance of 37.85 feet to a point for a corner in the west
line of said Baker tract;
THENCE
N 090 57' 27" W, along the west line of said Baker tract for a distance of 20.26
feet to the POINT OF BEGINNING, containing within these metes and bounds
0.066 acres or 2,895 square feet of land more or less.
