Agenda Item # 1 Call to Order: Chairman Standerfer called the meeting to order at
6:40:10 p.m.
Agenda Item # 2 Approval of the Minutes:
The minutes of the November 15, 2007 and December 13, 2007 Regular Zoning Board of
Adjustment meetings were deemed approved at 6:40:51 p. m.

Nays: None
Abstain: Cornish
Vote: 5-0-1 to Approve
Agenda Item # 3 Administrative Comments:
Mr. Killough introduced several planning staff members that will be more involved in the
Zoning Board of Adjustment: Xandra Richer a planning assistant who may stand in as ZBA
Secretary, Jenny Crosby, Clayton Comstock, and Richard Shell who are Planners and may
give presentations.
Agenda Item #4 ZBA Case #536, Special Exception Use Permits for an accessory
building of a size greater than permitted
Case ZBA # 536, Special Exception Use Permit per Ordinance No. 480, Section 44.12 (3)
permitting the construction of accessory buildings of a size or aggregate size greater than
that permitted under the accessory building requirements of the zoning district in which the
property lies. The applicant is requesting to construct an accessory building of
approximately one thousand five hundred thirty-six (1,536) square feet making the total
square footage for primary and accessory buildings to be greater than permitted by the
zoning district.
The property is located at 1641 N. Pearson Lane, being legally described as Lot 2, Pecan
Acres Addition, and being approximately 1.00 acre.
Mr. Killough reported that nineteen (19) notices were sent within 200 feet and within the
subdivision with no (0) written responses.
The applicant Peter Lin, 1641 N. Pearson Lane, Southlake, Texas once sworn in, presented
items to the Board and answered questions.
Chairman Standerfer opened the public hearing at 7:00:05 p.m.
Wendell Compton, 1633 N. Pearson Lane., Southlake, Texas once sworn in spoke in
opposition, concerned about the size of the structure.
Robert Boudreaux, 3300 Johnson Road., Southlake, Texas once sworn in spoke in
opposition, concerned about the structure height and the greenhouse being used for retail
sales.
Chairman Standerfer closed the public hearing at 7:15:17 p.m.
Chairman Standerfer entered a motion to approve ZBA Case # 536 subject to the following
limitations, a 6' wood fence to be placed on the north property line from the rear corner of
the yard to the rear of the residence; inside the fence photinias are to be planted not less than
5 gallon with not less than eight foot centers along north the property line adjacent to the
structure to aide in buffer; no retail sales from the property.

Vote: 6-0-0 to Approve
