DRAINAGE EASEMENT

COUNTY OF TARRANT
KNOW ALL MEN BY THESE PRESENTS:
That (I) (We), /<'(~llIp, u. IL,cI"'f;/ ,,::/ 10", for and in consideration of the sum of Ten ($10)
Dollars and other good and valuable consideration in hand paid by Grantee herein, the receipt
and sufficiency of which is hereby acknowledged and confessed, have granted, sold and
conveyed, and by these presents do grant, sell and convey to the CITY OF SOUTHLAKE,
Grantee herein, of Tarrant County, Texas a permanent and perpetual drainage easement for
the purpose of constructing and maintaining said drainage improvements upon, over, across
and under that land in Tarrant County, Texas described as follows, to-wit:
Being a permanent drainage easement described as follows:
See Exhibit "A" for metes and bounds description
See Exhibit "B" for graphic depiction
together with the right of ingress and egress as necessary for such purposes.
Such permanent easements shall include the right to enter for purposes of maintaining the
drainage improvements upon such property, but Grantee shall replace any fences,
improvements, or other fixtures upon said property without cost to Grantor, or current owner
thereof, and shall restore the property, the subject of the permanent easement, as nearly as
possible to its condition prior to entry thereon. If any specimen trees, 6" diameter or larger:,
within the permanent easement or temporary construction easement should die within the next
2 years, the City shall have them replaced with 6" diameter red oaks or live oaks.
TO HA VE AND TO HOLD the above described easement, together with all and singular, the
rights and appurtenances thereto, anywise belonging unto the said Grantee, its successors and
assigns forever; and I/We do hereby certify that I/We are the owners of the property
described herein and bind myself/ourselves, my/our heirs and assigns, to warrant and to
forever defend all and singular the premises unto the said Grantee, its successors and assigns,
against every person whomsoever lawfully claiming or to claim same or any thereof.

Being a permanent drainage easement, 6.5 ft. either side of a centerline, generally described
as follows:
COMMENCING at the southeast corner of Lot 23, Jellico Estates, as recorded in Volume
388-91, Page 41 of the plat records of Tarrant County, Texas,
THENCE N 02056'00" E from the southeast corner of the referenced tract for a distance
of 18.42 ft. to the POINT OF BEGINNING,
THENCE N 87004'00" W for a distance of 28.00 ft. to a point,
THENCE S 52005'52" W for a distance of 15.93 ft. to a point, said point being the
beginning of a curve to the right having a central angle of 50026'55" and a
radius of 20.00 ft.,
THENCE with the centerline of a curve to the right for a distance of 17.61 ft. to a point
of tangency,
THENCE N 77027'29" W for a distance of 9.45 ft. to a point, said point being the
beginning of a curve to the left having a central angle of 23024'31" and a
