Subject: Opposition to Carroll Crossing
Good morning.
I would like to voice my opposition to the Carroll Crossing development.This is our second year in a
row of making that morning drive down Peytonville to the senior high -freshman and sophomores
can also start their day at that campus due to block scheduling.
The traffic is very bad coming out of our neighborhood (Chimney Hill) and exiting on to Peytonville. I
believe there are very serious safety concerns for students.
It's disappointing that the community opposes developments and yet the city council keeps voting in
favor of developments despite organized opposition.
If this passes, it will be the third development in a row that passes without broad community support,
from what I understand.

Comments/Explanation Opposed due to the following reasons:
Traffic and increased accidents are already an issue in
Southlake.A new development has already been built on
Peytonville near the Sr. High school.
This will become a dangerous crossing like Kimball or Whites
Chapel.And no one cares about cyclists but this is one of the
last"safer" routes to ride, now that Whites Chapel was
expanded with zero shoulder. It will be worse with more homes
and vehicles.
Retain some green space, this is why many of us chose
Southlake, for amenities AND open space for enjoyment.

Comments/Explanation This section of Peytonville does not need more traffic.Traveling
this road is hard enough to negotiate when students are
coming or leaving the high school.Adding commercial property
along the street will only add to the congestion. If cars exiting
the residential and/or the commercial area can only turn right,
then at some point there has to be a provision for them to make
a U-turn if they need to get back to Southlake Blvd. The large
homes in the proposed development will only have 1/5th of an
acre, which means they will be crowded right next to each other
with very little space in between, It doesn't look right to have a
development of homes that don't have ample space with
greenery between the houses.

Comments/Explanation We live in Chimney Hill and we exit on to Peytonville for the
drive to the Senior High (every other morning due to block
scheduling).This is our second full year to make this drive.
Freshman and sophomores also take classes at the Senior
High. The traffic is particularly very bad in the morning. It is
difficult getting out of our neighborhood &sometimes the traffic
is backed up from the senior high all the way to Continental.
Let's keep Southlake amazing. We have enough traffic
problems getting around locally. There are also safety concerns
with added traffic with this development so close to a high
school-please look out for the safety of kiddos. Mornings are
already chaos on this road -We don't need or want more small
homes or fast food restaurants. I would ask that you reject this
development entirely. The City Council is elected to represent
the taxpayers, not outside developers. Thank you for your
service to the citizens who live here. Happy New Year!

Comments/ Explanation I oppose the Carroll Crossing Development due to safety
hazards along Peytonville Ave. and the small lot sizes of the
homes presented. With the entrance/exit of the residential
development along Peytonville, with a right turn only option and
then only a u-turn option if wanting to go North on Peytonville,
this is a terrible idea. There is already too much traffic
congestion in this location because it is directly across from the
senior high school. With new young drivers and the possibility
of this development allowing for more vehicles, it's just a bad
idea. We already have a police officer at this area in the
mornings due to current number of vehicles trying to get to into
CSHS. That's already a sign that this area is busy.
If this development DOES get approval for some reason, I
would suggest the City require the developer to create the
entrance/exit of the development on the other side; it could be
on the side where Stampede Sports is located; then it would
not affect Peytonville Ave. and the already extremely busy
street that contains all of the CSHS traffic. Thank you.
