PERMANENT WATERLINE EASEMENT
THE STATE OF TEXAS
COUNTY OF TARRANT
KNOW ALL MEN BY THESE PRESENTS:
That we, Westerra Timarron L.P. , for and in consideration
of the sum of ten Dollars and other good and
valuable consideration in hand paid by Grantee herein, the
receipt and sufficiency of which is hereby acknowledged and
confessed, have granted, sold and conveyed, and by these presents
do grant, sell and convey to the City of Southlake, Grantee
herein, of Tarrant County, Texas a permanent and perpetual
easement for the purpose of installing, repairing, maintaining,
altering, replacing, relocating, and operating one water line
into, upon, over, across and under that land in Tarrant County,
Texas described as follows, to wit;
Being a permanent water line easement, described as follows:
See attached Exhibit 'A' for graphic depiction
See attached Exhibit 'B' for metes and bounds description
together with the right of ingress and egress as necessary for
such purposes.
TO HAVE AND TO HOLD the above described easement, together
with all and singular, the rights and appurtenances thereto,
anywise belonging unto the said Grantee, its successors and
assigns forever: and He do hereby certify that He are the owners
of the property described herein and bind ourselves, our heirs
and assigns, to warrant and to forever defend all and singular
the premises unto the said Grantee, its successors and assigns,
against every person whomsoever lawfully claiming or to claim
same or any thereof. " ()

Being a 0.093 acre tract ofland in the Obediah W. Knight Survey, Abstract No. 899, City
of Southlake, Tarrant County, Texas and being a portion of a tract ofland conveyed to
Westerra Timarron L.P. (Timarron) by deed in Volume 12612 , Page 15960fthe
Deed Records of Tarrant County Texas, (D.R.T.C.T.) and being more particularly
described as follows:
BEGINNING at the northwest corner of said Timarron tract, said point being in the South
right-of-way line of State Highway F.M. 1709, said point also being the northeast corner
of a tract ofland conveyed to Joe Neal Baker by deed in Volume 6768, Page 264 of the
Deed Records of Tarrant County Texas, (D.R.T.C.T.);
THENCE
N 87 degrees 28' 29" E, along the north line of said Timarron tract for a
distance of205.76 feet to a point for a comer in the South right-of way line
of State Highway F.M. 1709;
THENCE
S 00 degrees 33' 30" E, along the east line of said Timarron tract for a
distance of 20.00 feet to a point for a comer in the east line of said
Timarron tract;
THENCE
S 87 degrees 28' 29" W, for a distance of 199.27 feet to a point for a
comer in the west line of said Timarron tract;
THENCE
N 18 degrees 41' 57" W, along the west line of said Timarron tract for a
distance of20.82 feet to the POINT OF BEGINNING, containing within
these metes and bounds 0.093 acres or 4,050 square feet ofland more or
less.
