of the sum of Ten ($10.00) Dollars and other good and valuable consideration in hand paid by
("Grantor"), for and in consideration
Grantee, the receipt and sufficiency of which is hereby acknowledged and confessed, have
granted, sold and conveyed, and by these presents do grant, sell and convey to the CITY OF
SOUTHLAKE ("Grantee"), of Tarrant and Denton Counties, Texas a permanent and perpetual
easement for the purpose of installing, repairing, maintaining, altering, replacing, relocating, and
operating a storm sewer line in, into, upon, over, across, under that land in Tarrant County,
Texas, described as follows, to-wit:
SEE EXHIBITS "A" AND "B"
Grantor covenants and agrees that Grantee shall have the right to excavate and fill upon
said permanent easement and to remove from said permanent easement, any fences, buildings or
other obstructions as may now be found upon said permanent easement.
Grantor covenants and agrees that Grantor and Grantor's heirs, representatives,
successors and assigns shall at no time erect, place or construct, or cause to be erected, placed or
constructed any easements granted herein any permanent structure in, into, upon, over, across or
under.

TO HAVE AND TO HOLD the above described permanent easement, together
with all and singular, the rights and appurtenances thereto, anywise belonging unto Grantee, its
successors and assigns; and We do hereby bind ourselves, our heirs and assigns, to warrant and
to forever defend all and singular the premises unto the said Grantee, its successors and assigns,
against every person whomsoever lawfully claiming or to claim to same or any part thereof.

Drainage Easement
Description
Being a portion of Lot 17, Block 7, Versailles III, an addition to the City of Southlake,
Tarrant County, Texas as recorded in Cabinet A, Slide 5664, Plat Records, Tarrant
County, Texas and being more particularly described as follows:
Commencing at a 5/8" iron with cap found at the southwest corner of said Lot 17;
Thence N 00 degrees, 16 minutes 48 seconds E, with the west line of said Lot 17, 132.21
feet to the point of beginning;
Thence N 00 degrees, 16 minutes, 48 seconds E, continuing with the west line of said Lot
17, 32.22 feet to a point from which a 5/8" iron with cap at the northwest comer of said
Lot 17 bears N 00 degrees, 16 minutes, 48 seconds E, 30.00 feet. Said point being the
most southerly corner of an existing drainage and utility easement at the northwest corner
of said Lot 17 as shown on said plat;
Thence N 30 degrees, 24 minutes, 13 seconds E, with the southeast line of said existing
drainage and utility easement, 68.04 feet to a point being the most northerly corner of
said existing drainage and utility easement and being in the northerly line of said Lot 17,
and the southerly line of Merlot Drive, said point being the beginning of a curve to the
right which has a radius of 50.00 feet, a central angle of 29 degrees, 45 minutes, 42
seconds, and a long chord which bears N 81 degrees, 12 minutes, 16 seconds E, 25.68
feet~
Thence with the common line of said curve to the right, the northerly line of said Lot 17,
and the southerly line of Merlot Drive, 25.97 feet to a point for the beginning of a curve
to the left. Said curve to the left has a radius of244.50 feet, a central angle of 17 degrees,
33 minutes, 43 seconds, and a long chord which bears S 40 degrees, 07 minutes, 04
seconds W, 74.65 feet;
Thence with said curve to the left, 74.94 feet to a point for the beginning of another curve
to the left. Said second curve to the left has a radius of 173.02 feet, a central angle of 13
degrees, 07 minutes, 56 seconds, and a long chord which bears S 17 degrees, 27 minutes,
26 seconds W, 39.57 feet;
Thence with said second curve to the left, 39.66 feet to the point of beginning and
containing 923 square feet.
