BACKGROUND INFORMATION
APPLICANT/OWNER: Daniel Anderson on behalf of Panattoni Development Co. and Cedar Ridge
Office Park, L.P.
PROPERTY SITUATION: The property is located at 850 East S.H. 114 in the Cedar Ridge Office Park.
REQUEST: The applicant is requesting an increase in the allowed letter/logo height for
attached signs. The applicant is also proposing two attached signs facing

STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. The
following variances are requested:
Ord. 704-B, Section 16.A.2 MAXIMUM LETTER/LOGO HEIGHT:
The maximum permitted letter/logo height ranges from 12 inches for
signs less than 100 feet from R.O.W. to 42 inches for signs over 301 feet
from R.O.W.
The applicant is requesting a maximum letter/logo height of 30 inches for
both attached signs. Sign A is approximately 80 feet from the R.O.W. and
the currently permitted letter height is 12 inches. Sign B is
approximately 180 feet from the R.O.W. and the currently permitted
letter height is 24 inches.
Ord. 704-B, Section 16.A.4 NUMBER OF SIGNS: Only one attached
sign is permitted per lease space along each street frontage on any site.
The applicant is requesting two attached signs facing S.H. 114 for a
single tenant. No additional signs are proposed on any other side of the
building.
The maximum proposed area for each sign is 40 square feet for a total of
80 square feet of signage. Under Sign Ordinance No. 704-B, a single
tenant would be permitted one sign with a maximum area of 157 square
feet, based on a building width of approximately 210 feet.
Ord. 704-B, Section 16.A.5 SIGN WIDTH: Attached signs are limited in
width to 75% of the width of the single plane facade.
The width of the single plane façade for each sign location is 18 feet,
which allows a maximum sign width of 13.5 feet. The applicant is
requesting a maximum sign width of 16 feet.
The City Council may authorize variances in accordance with the following

provision of the Sign Ordinance No. 704-B, Section 14, Variances:
The City Council may authorize variances to any restriction set forth in this
ordinance, including but not limited to the number, type, area, height, or
setback of signs, or any other aspect involved in the sign permitting process.
In granting any variance, the City Council shall determine that a literal
enforcement of the sign regulations will create an unnecessary hardship or a
practical difficulty on the applicant, that the situation causing the
unnecessary hardship or practical difficulty is unique to the affected property
and is not self-imposed, that the variance will not injure and will be wholly
compatible with the use and permitted development of adjacent properties,
and that the granting of the variance will be in harmony with the spirit and
purpose of this sign ordinance. A person may request a variance from the
Sign Ordinance by filing the request with the Building Official. Any request
for variance shall be accompanied by a completed application and a non-
refundable filing fee in the amount specified in the current fee schedule
adopted by City Council.
COUNCIL ACTION: Consider variance request.
