KNOW ALL MEN-BY'-THESE PRESENTS:
THAT 1, 1. Michael Utley and Wife Rebecca S, Utley for and in consideration of Ten ($10.00) dollars and
other good and valuable consideration in hand paid by Grantee herein, the receipt and suffiency of which is hereby
acknowledged an confessed, have granted, sold, and by these presents do granted to the City of Southlake, Grantee
herein, of Tarrant County, Texas an Easement for the purpose of installing, repairing, maintaining, altering,
replacing, relocating, and operating Sewer and Water Lines in, into, and under that land in Tarrant County, Texas
described as follows, to-wit:

Being a Permanent Sewer and Water Line Easement, described as follows:
See attached Exhibit' A' for graphic depiction
See attached Exhibit 'B' for metes and bounds description together with the right of ingress and egress as
necessary for such purposes.
See attached Exhibit 'c" for easement amendment
As further consideration for granting this easement the City of SouthIake will waive the Water and Sewer tap fee
for one Sewer tap and One Water Tap upon the subject property.
TO HA VE AND TO HOLD the above described easement, together with all and singular, the rights and
appurtenances thereto, anywise belonging unto the said Grantee, its successors and assigns forever; and We do
warrant and to forever defend all and singular the premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any thereof

SUR VEY, ABSTRACT No. 1620, in the City of Southlake, Tarrant County, Texas, and
being a strip of land over, through, and across that certain 1.000 acre tract of land
described in a Warranty Deed dated December 23rd, 1986 from Claude L. Shivers and
wife. Alno Bailey Shivers to J. Michael Utley and wife Rebecca S. Utley as recorded in
Volume 8796. Page 1316 of the Deed Records of Tarrant County. Texas. and being more
particularly described in metes and bounds as follows:
BEGINNING at a Yz" iron rod found. being the southwest corner (calls iron pin) of said
Utley Tract, being the northwest corner of that certain Fox Hollow. an addition to the City
