)( KNOW ALL MEN BY THESE PRESENT:
COUNTY OF TARRANT )(
That I, K. Wayne Lee ("Grantor"), for and in consideration of the sum of
Ten ($10.00) Dollars and other good and valuable consideration in hand paid by
Grantee, the receipt and sufficiency of which is hereby acknowledged and
confessed, have granted, sold and conveyed, and by these presents do grant, sell
and convey to the CITY OF SOUTHLAKE ("Grantee"), of Tarrant and Denton
Counties, Texas a permanent and perpetual easement for the purposes of installing,
repairing, maintaining, altering, replacing, relocating, and operating a sanitary
sewer line and other public utilities in, into, upon, over, across, and under that land
in Tarrant County, Texas described as follows, to-wit:
A non-exclusive 15 foot wide permanent Public Utility
Easement as shown on Exhibit" A" and as more particularly
described on Exhibit "B" attached hereto, with the right of
ingress and egress as necessary for such purposes.
Grantor covenants and agrees that Grantee shall have the right to excavate
and fill upon said permanent easement and to remove from said permanent
easement, any fences, buildings, or other obstructions as may now be found upon
said permanent easement.
Grantor covenants and agrees that Grantor and Grantor's heirs,
representatives, successors and assigns shall at no time erect, place or construct, or
cause to be erected, placed or constructed any temporary or permanent structure
in, into, upon, over, across or under any easements granted herein.

TO HAVE AND TO HOLD the above described permanent easement
forever and together with all and singular, the rights and appurtenances thereto,
anywise belonging unto Grantee, its successors and assigns; and We do hereby
bind ourselves, our heirs and assigns, to warrant and to forever defend all and
singular the premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any part thereof

BEING a tract ofland out of the THOMAS M. HOOD SURVEY, ABSTRACT NO. 706, Tarrant County,
Texas. and being a portion of that tract ofland described in modification & extension of note and lien
recorded in Volwlle 14042, Page 181 of the Deed Records of Tarrant County, Texas and being a portion
of Lot I, Block B, Ravenaux Village, an addition to the City of Southlake, Tarrant County, Texas, as
recorded in Volume 388-213, Page 31, Plat Records of Tarrant County, Texas, and being more
particularly described by mctes and bounds as follows:
COMMENCING at a 1/2" iron rod found at the Northeast corner of a tract of land dedicated as right-of-
way for White Chapel Boulevard by instrument recorded in Volume 14545, Page 251, Deed Records of
Tarrant County, Texas;
THENCE North 89 degrees 12 minutes 15 seconds West 5.00 feet along the South right-of-way line of
Ravenaux Drive to the Northeast corner of the tract described herein, the POINT OF BEGINNING;
THENCE South 00 degrees 41 minutes 44 seconds East 237.67 feet along the west boundary of the said
right -of-way dedication to the southwest corner of the said right -of-way dedication, said point being the
southeast corner of said Lot 1, Block B, Ravenaux Village and the southeast corner of the herein described
tract;
THENCE South 89 degrecs 19 minutes 03 seconds West 15.00 feet along the south boundary of said Lot
I, Block B. Ravenaux Village to the southwest corner of the herein described tract;
THENCE North 00 degrees 41 minutes 44 seconds West 237.64 feet to the northwest cornerofthe herein
described tract, said point lying in the South right-of-way line of Ravenaux Drive;
