SB Item 6 - Staff ReportCase No. SV24-0016 S T A F F R E P O R T January 03, 2025 CASE NO: SV24-0016 PROJECT: Sign Variances for Perspire Sauna Studio EXECUTIVE SUMMARY: Priority Signs and Graphics, on behalf of Perspire Sauna Studio, is requesting approval of sign variances under the Kimball Oaks Master Sign Plan regulations to allow a rear attached sign facing South Kimball Ave for their location in Kimball Oaks Shopping Center. Perspire Sauna Studio is located at 2251 E Southlake Blvd, Suite 100. DETAILS: Priority Signs and Graphics is requesting variances for an attached wall sign labeled “Sign C”. The attached wall sign (C) requires a variance due to the Kimball Oaks Master Sign Plan prohibiting wall signs to be located on the east elevation of their building facing South Kimball Drive. The applicant has provided 4 options showing different sign placement for consideration, although Option A is their preferred choice. With all 4 options, the sign is the same dimensions – the only difference is sign placement. (MSP14-001 Master Sign Plan for Kimball Oaks) May 20, 2014; City Council approved (7-0) the Master Sign Plan for Kimball Oaks only approving the subject signs as discussed in this motion: With respect to Building 'E': approving the sign package as presented in the drawings before Council and the scale presented on the architectural drawings are subject to the staff's review and concurrence with the scale therein; also only approving Building 'G', otherwise known as the Bassett sign, with the same stipulated requirements as Building 'E'; approving the monument sign package adding the applicant will add eight inch (8") illuminated address numbers in the range appropriate for the addresses in the development; and also approving the Corner Sign Feature as presented at S. Kimball Avenue and E. Southlake Boulevard; and also approving, with respect to Building 'C', only approving the east and south elevations with the sign and logo fitting within the existing architectural elements as indicated in the drawings, specifically within the lighter colored tan area within the columns; and for staff to review the intent of Council to have the appropriate band of architectural color around the sign within the architectural element on the building. (MSP14-001 Master Sign Plan for Kimball Oaks) June 17, 2014; City Council approved (5-0) the conditional sign permit noting the following: no action on Building ‘G’ tonight and will be going back to the sign committee for consideration; in consideration of Building ‘C’, the north elevation for the maximum logo size of 72 inches with 20 inch letters for the ‘PGA’ and 36 inch letters for the ‘Superstore’; and east elevation as presented; and the south elevation to match the east elevation (for letter and logo sizes; and noting the south elevation will not be lit). Amendment to the Master Sign Plan for Kimball Oaks for the PGA Superstore to allow two additional signs for the PGA Tour Superstore (Building ‘C’) north façade for Tennis and Golf. (MSP14-0001a Amendment to the Master Sign Plan for Kimball Oaks) Case No. Attachment A SV24-0016 Page 2 April 21, 2015; City Council approved (6-0) the sign variance for BJ’s Restaurant and Brewhouse to allow two murals located on the east and west elevation. Noting that on the west elevation, the current United States flag will become a Texas flag in the materials consistent with the shape, colors and representations of the existing United States flag shown in the City Council presentation. (SV15-002) February 2, 2016; City Council denied (6-0) the sign variance for Chiloso Mexican Bistro to allow an increase in the allowable sign area.
